when i see the price of the units and the estimated money come back wich is 8% after two years, you'll need 25 years to have a profit...

money is better in the bank, you have profit after the first year.

So if i buy 25 Units its a better idea I will make my profit straight away, if thats the case its really going to take off

you can even buy the entire hotel, it won't change the fact your money in the bank will bring you a lot more after one year, will be immediately available if needed and very safe unlike thailand.

If the whole project is a scam it's a really good one! And then they have also tricked DTZ - one of the biggest real estate brokers in the world. usually DTZ do some serius research before they choose to sell a project at this size. another thing is that the methode of payment, at least here in Europe, is not pointing towards a big scam - the developer will not be able to touch the payments before he handsover the unit; because the money is being put in a escrow account controlled by a third party(the biggest bank in Scandinavia).

Another thing is that just because Samui have not seen a project of this size before with all those facilities does not mean that it's not possible construct and run. I believe that some of the same opinions was said when some of the resorts in Phuket was build some years ago.

And yes Poorsucker I have bee to Samui earlier this year; and I am sure that they are not targeting citizens on Samui to be future customers...

Maybe I am naive but of cause I am very intereseted in getting any information that can indicate that this is actually a big big scam!!

Yes, I heard about the "scandal a few years ago I also read the tread about it. As fare as I am informed some of the land that the peak should be build on was not purchased honestly either was the building permissions - and lawyers are no discussing who has the ownership and if constructions are permitted. The Himmapan project should be build on the part of the land that is legal purchased and where the building permissions are in place - which is less than half of the land that the peak project should have been...

Again if anyone have more detailed information about this being a scam I would realy like to hear about it!! - which I still find hard to believe!

I have just briefly perused their website, and whilst I appreciate the conceptual view that they show is only a first impression, it is seriously in breach of building regulations as far as being on the beach front is concerned. So there is either going to be a lot of money changing hands, or they won't be able to build what they are indicating they are going to on the beachfront part of the project.

yes; I noticed that to - but I think it is hard to say if the buildings are planned to be on the beach or just very close to the beach. But even if it they are planned on the beach and it is because money has changed hands, I don't think it is enough to state that the project is a scam!

Our policy is not to allow businesses to promote themselves freely. This is a blanket policy without exception. We are a commercial site. TV

Does anybody know anything more about this project?

The news I recently heard is that the developer run into funding difficulties and the whole project is to be scrapped! :)

For people living in Koh Samui, are you aware of any construction work?

I frequently walk up the new road that was built and over the top into Bohput. For exercise. :D Derelict is one word I would use to call it.

There is no sign of anything going on at all. Having said that, the other day a local on his bike was right up the top of the road gathering dead vegetation. I think he was more surprised to see me than me him! There are zillions of acres to clear so he has got his work cut out for him! :)

So, if he is single-handedly building the project, I think it is fair to say that we may have to wait some more time. :D

It's sold as "fractional ownership".

You pay your 11.8 million and then you must come and help to clear the land.

Yes, they are scam artists. (or are you one of them) :D

Well we all know that Mr. Boon Wanasin, the prime developer of this project, likes to think of himself as an influential personality with a lot of clout and here he is in the latest issue of that well regarded newspaper Samui Express, berating property owners for using loopholes in the "Thai laws" to take advantage of the Thai people ! :)

It's a bit odd that in the link below Himmapan speaks of a Company (which Company is holding the title deeds of the land to be built on and who has obtained all the planning permissions in 2006/2007) called Gled Hill International Co. Limited but which company -Gled Hill or Gledhill International Co. Limited, was not found by me on Google.

That doesn't mean of course that this company doesn't exists but it's certainly well hidden if it can't be found on Google.

Furthermore it's odd that in several parts of the various websites it's mentioned that clients are eventual able to obtain a mortgage; in some cases they speak of the possibility that "Fareps are now able to offer 60% LTP (loan to purchase price) on most Fareps project" and in another website they mention that it is Hamptons International Mortgages Thailand* who are the ones, able to provide a mortgage.

I myself would prefer empty land to one full of abandoned foundations.

Samui seems to attract a lot of foolish investors. How do such fools get so much money in the first place? Apologies to those posters here who fall into that category. :)

In connection to the last part of the message, above, the following:

I wrote to Hamptons International Thailand since they were mentioned (by Fareps) in the various (linked to) websites of the Himmapan Project, being able to offer mortgages to prospect buyers at the Himmapan project.

They (Hamptons) informed me that they are no longer working with the Himmapan Project and that their name should not be present on their (Himmapan) website.

That's the second company, informing me that they are no longer involved with the Himmapan roject; the first one was DTZ Debenham Tie Leung (Thailand) Co Ltd.

for a while i was receiving probably 3-4 random emails each month from UK and other buyers at Bophut Residence who had been directed to me from fareps.

they stopped probably 6 months ago and i've had no further contact with fareps directly or from their referrals.

I agree Boater, there is some facts, but the concept of the statement I have to check.
