Farm Land..how Much Did You Pay?

hi guys, have spent a while looking through trying to search for topics covering the cost of land, and didnt find much.

i was wondering

have you guys bought land recently?

if so how much did you pay?

we are aware of some land for sale backing onto our land and wanted to make sure the price was right.

Land just outside Khon Kaen is farm land. Typically the wife is confusing herself i think whilst trying to tell me the costs. i believe it is about 8 rai.

Would be interested to know what others have paid recently.

Keep searching through past posts on the subject as it has been covered many times over and you will find plenty of info on this forum. The sunrise post is close to the mark on prices out in a village but much depends on locality to a road side, dirt track, concrete or tarmac road type next to the land, utilities if available, land level, soil quality etc..etc.. By contrast we paid much higher prices in the city when situated next to main road but as a rule of thumb 30k-50k sounds about right out in the sticks. We paid an average of 300k per rai over 5 years ago in the city to give an example on how wide ranging prices can be even in Rural Isaan areas.

this is just typical, i did try to search...honestly i did and came up empty :o ....as soon as i got back and had another look i saw similar threads ...my apologies.

but thanks for your replys guys having had discussions with the wife it has been suggested at 40k/rai which from what has been said is about right, i will try and get them to negotiate, try at 35 first. at present negotiations are through the wifes friend and the sellers dont know we are interested...just waiting for the price to go up when they know the farang wants to buy!!!

There are three BIG variables. The first is title deed, the second is access to electricity and the third is road frontage. We bought the first ten rai for 18,000 baht per rai. It has a long road frontage but it is a narrow dirt road. There is no access to electricity. That land was grown up in head high weeds and brush.

The second ten rai was a bargain. It is on a wide dirt road with a lot of frontage. It is only about a half a kilometer from the village and electricity. The road is planned to be paved this year. Will it happen? No one knows. We paid 20,000 per rai for that plot. It too was grown up and was an abandoned fruit orchard.

Both plots have red seal chanote titles. Less than two kilometers away on a good paved road with electricity, the land sells for 90,000 to 100,000 per rai and some is much higher. One nice five rai plot is for sale for 500,000 baht per rai. I wanted that plot and was willing to pay the 500,000. I had my wife call the number on the sign and found out the 500,000 was PER rai. Needless to say, we passed on that deal.

I have come to the conclusion that land is worth however much you are willing to pay.

this land is adjacent to the land we already have, whilst it doesnt have the frontage directly onto a road it is right next to our current area which makes it more appealing.

we are just in the process of preparing the land for building a house on so will be losing quite a big chunk so to extend the area we have available close by is well worth it.

i just wanted confirmation that the land costs were not sky high....and whilst not as cheap as some land available it is worth it due to its location and what we can do with it.

it turns out there are a few more rai available so its about 10 rai now, i just want to know exactly which area it is and the boundaries involved.

what are the terms we need to check such as the deeds or equivalent thai documents? such as red seal chanote titles??

this land wont be built on it will be kept for growing.

the wife also got word back from the seller(through her friend who was acting as go between) that they knew who was asking about it and the price hasnt gone up...result!!!

a lady came to our house. she has the farm land next to us. dirt road, two cars wide but overgrown. electricity due next year. she offered her land to us for 700k bt a rai. i thanked her and told her if she finds a fool send them to me i,ll sell for 500k a rai. i paid an average of 100k a rai. many years ago some factories were being built, now finished, and the father inlaw was offered 400k a rai. we seem to be in a developing area. many new factories around. all very large , hanger size.

my husband recently bought 45 rai in Khon kaen, about 70kms fro the city towards Korat, is near a village but has no infrastructure, is full chanote & has a large pond & around 30 rai planted as rice. He paid 800k aht for the lot, works out around 17k baht per rai. The small plot of 4 rai next door , owned by our sellers sister was offered to us for 30k baht for the 4 rai.

Seems the laides have quite a few debts so sold to us cheap as they 1) know my mil 2) knew we had the money ready to pay so offered us cheap.

I would never had a chance as a realestate agent ,methinks.

A friend,in need of money,offered me a 10 Rai plot,outside Udon,dirt road,etc. for 300K a Rai;I'm not interested,the only land I would buy is adjacent to mine,and they aren't willing to sell.But surely,asking around,I know that for 200k a Rai he can sell it,so he'll have to put the price down,how much don't know.

Hey,I'm speaking about UdonThani,not Bangkok or Phuket.Or you can take me for a complete fool. :o

I know someone who’s just paid that per rai for chanote land, within town boundaries, on the main 4 lane tarred highway, with power and paved footpath with gutters

If the land has a chanote, the boundaries will be on the paper and the exact land area will be stated. The land itself will have small concrete markers buried on the boundaries and easily found when looking at the chanote. If it has no chanote, be very careful. With no road frontage it will be worth more to you than anyone else. The back boundaries of your property should have the round concrete markers. (If you have chanote property).
