Any latest information of current house mortage rates?

I have been offered something like 7.5 % from a well known Thai Bank, but I thought there should be much better rates now in the market.

Any recent information please?

I'm not sure how realistic the various loan rates listed in the Business Section of each Monday's Bangkok Post newspaper are in "real world" experiences. But certainly not every bank lists the same interest rate. But it could be a good place to start your research on which banks to approach.

Check out the Government Savings Bank. They have pretty low rates. I'm not sure what there rates are now but it's much lower than 7.5%. Thai Military Bank has low rates too. I believe they have one of the lowest rates going.

I got 4.75% (basically 1.5 on top of Fed rate....floating) from HSBC here in BKK......It's in USD though which kind of sucks / exposes me to currency fluctuations. You can opt for either Euros or USD.

Goverment Savings Bank has promotion for a 3 years contract.

It's approximately as below:

Year 1: 1.25%

Year 2: MLR-1.5%

Year 3: MLR-0.75%

MLR is now 5.85%.

So the first year you will get very nice re-payment on the principal.

After 3 years you can change to another bank, and then get the 1 year low interest again. It's what every Thai persons are doing. I have calculated and it can be worth 100-200K THB if you have a large loan (3-5M baht).

I'm using now Siam Commercial Bank (MLR-0.5%). Now after 3 years will change to Goverment Savings Bank to get the promotion.
