I am looking to rent a resort on the beach for about a year in the area of nipo noi ,bam talinham ,meamam.

Can you elaborate on your description of a resort ? Do you mean several bungalows or rooms or just a nice house / villa ? it may help in your question :)

the financial rewards will be next to nothing if you only rent for a year... , as Key money would be the killer!

there where a few resorts for rent a year or so ago, but the price of the rooms at 70% occup would not even cover the rent !!!,

I think you'd have to be looking at 5 Years minimum Dee but would think you would have a decent enough hand with regards to haggling on a Price at the moment..

I'd agree with MSingh...

One year is not enough time....to recover your costs, after probably having to do "upgrades" the rent etc........ i.e painting & general repairs, general sprucing up etc... Fixed costs will be there, year round.

Unless you are very lucky in keeping full occupancy for the full year, which is highly unlikely, you'll probably have low or no occupancy over several months, especially in the areas you have mentioned... & even probably if you were to choose a place in Lamai or Chawang.

I know of someone who has a resort, although not on the beach (about 2 kms inland, Maenam area) That may be interested in discussion of renting a resort... but it does need upgrades!

If you are interested PM me & can put you in touch. "Farang" owners. It would actually make a good spot for longer term people looking for a place, rather than short term stays, which would give a more stable income.

I don't know what are the OP plans...

Personally, I rented out a (small) resort, several years ago, in Koh Phangan -during one year- just to entertain my friends :)

Money making was never in the plan... just keeping the balance right!
