Beachfront Condo Rental South Of Jomtien - Ideas?

Greetings real estate gurus!

I reside in BKK and am seeking a furnished oceanview rental in the southern stretch of Jomtien or points south for a weekend/holiday refuge.

Sattahip sounds interesting, as does the Rayong area -- but I have yet to visit those stretches of beach.

I don't have a car, so convenient access to aircon bus service to BKK is a must.

A place within walking/motorcycle taxi/songthaew distance of a bit of nightlife/food shopping would be preferable

My budget is 10K monthly on a six month rental.

My Thai is awful, so an owner/management company that's reasonably proficient in English would be helpful.

Searches on this forum haven't helped much re: rentals.

Thanks in advance for any assistance to a newbie.

You'll have a hard time getting a RE guy to jump on this. Not enough money for them to pay for the gas to show you around. I did a 6 month rental and my budget was 20-30k/month and most agents said they were not interested....

I highly recommend you head down here and check out the area yourself. Rent a car in Pattaya and spend the weekend driving around. I think Jomtien is best suited for you, but the beaches are just OK. Between there and Bang Saray there are only high end condos....primarily. You'll have a hard time finding anything in that price range...and transport is spotty...as is nightlife.

Bang Saray might be of interest to you. I don't think Sattahip would be. Rayong has some nice beaches...but the condos there on the beach are pretty isolated...maybe Ban Chang? There is a night life area there...but fairly far from the beach. I don't know about local transport in that area. Maybe somebody else can help out?

You can easily find what you are looking for in Jomtien, without renting a car, and in your price range. I recommend booking a hotel room there and spending some time cruising up and down Beach Road checking out the options. Just walk into a building and they will know what's available. Many are not published...and you really have to see these places in person. They are sooooooooo different from what is portrayed on the internet!!!!!!

Thanks for the great feedback -- thanks as well to the members who sent pm's with leads.

I'll go down to Jomtien this weekend and do as recommended.

Anyone else know of possible buildings to check out?
