When does it open? :huh: At least according to the map it appears to be just before the highway on the way to San KP and Mae-On....so at least its a straight line. johnsjourney Posted January 3, 2011 Share Posted January 3, 2011 We had a hotel bubble (casino hopes) a few years ago which seems to have ended with several changing hands, then during the last few years we have had the supermarket bubble with one built every 6 months until Carrefour decided to hand over to Big C, and now we have the shopping mall bubble. I say bring it on, it's great for consumers although probably not my cashflow. I shall find the new ones easier to drive to, so long as they are also easier to park at, but whether they make money in the long run is another matter. I know for a fact that the tourist's go to the airport mall. I meet many of them on the free shuttle. From the people who live out of town. Have you tried to drive near Airport plaza or KSK around peak shopping times? Who cares about tourist arriving by shuttlebus? They'll get their customers from the majority of residents who visit malls, BY CAR. Location on east side of city is great for me. My only concern is the outdoor stage for entertainment. 6.7km straight line across the rice fields, I think the neighbourhood has taken a downturn...... Well that is what I tried to say is there enough people in the outlying areas to support it. I really don't give two figs what any one tells me. I frequent the air port Mall and prior to November it was not all that busy. I am not trying to rain on your parade but I am sure tourist's get to the airport mall by other means than a free shuttle. I know that and you know it and for that matter all the posters here know it. The number is what no one knows. I am not that sure of my geography. But if it is on the east side out of town how do you figure people from the west side will find it easier than the aairport or for that matter the south side. Yes for the North and East it will work well. Does any one even know the square footage compared to the airport or KSG. All I am doing is trying to be reasonable yes it is convenient for some people but is there enough of them. Perhaps the parking will be adequate but for how long? Sounds like good eating but it takes more than restarants to make it. In the other two big malls they have a large department store and fairly good grocery store for Farongs. The new mall is on a major thruway and you'll probably find that the kind of people going there will be en-route to the plaza anyway (including me and thousands of others out that way), so it'll save them going all the way there and getting bogged down. AP is always busy, it's a huge place and even when it looks a little empty in the week, there will literally be oodles in there. Customer base is primarily drivers... as a walk-in, guess you never get to see the car park and motorbike parks, which are generally always busy in the afternoon, while weekends are chockablock. At the end of the day, the owners are probably not too concerned with walk-ins, they prefer those who have the means to buy loads and pack the car full of goodies. Alot of effort is being made to draw business from Bangkok so we don't have to fly there to buy things we need or want. The lifestyle setting is much more in line with what I think a shopping center in Chiang Mai should be and the location provides easy access and plenty of parking and room for expansion. It will feature an outdoor stage for entertainment and the plan is to maintain a high standard. Major Cineplex and Rimping are in the works as well as Wine Connection and a number of other upscale tenants. None of the buildings will be more than three stories. The location is great. Building in the city would not be a good idea. There are already plans to expand the parking if needed which would be hard to do in the city. There will be trams to take customers from the parking area to the main buildings. I think it will be a great addition. The mall at Nimmanheiman and Huey Khaew has been stopped at least for now but Central has resumed construction on their new center on the super highway. I had a lot of problems getting any details. Dutch property conglomerate, the ECC Group, has officially announced the launch of a new landmark shopping and entertainment destination in Northern Thailand: "Promenada Chiang Mai" with Bt3.1 billion in investment. Expected to open in the second half of 2011, Promenada Chiang Mai will be located along Ban Sahakorn Road. It has 75,000 sqm of retail and entertainment space, Promenada Chiang Mai will offer residents and tourists alike an innovative mix of international and local brands in fashion, food and beverage, as well as leisure and entertainment. Not sure of how much that will leave over for parking what with a park and all. Hard to say but they obviously figure parking will not be that convenient so they are putting in trams. I'm with Winnie on this, I'd include out as far as Mae-Rim & Mae-Jo, Doi-Saket & San-Kampaeng, Lampun & Hang-Dong as being part of Greater-Chiang-Mai. I'd also add that 7 (or more ?) universities gives us a large floating-population too ! I think the location you are talking about is at "A" on the attached? Next to Kad Rinkham? The location I'm talking about is at "B" and the new conference centre at "C". The site may be even bigger if they demolish a couple of very run down condos that are in one corner. I know there are other "New Mall" threads running but since my interest is specific to this one thought I'd give it a bump. So above I mentioned the run down condos on this site........ Guess what they've just started demolishing Anyone heard anymore about plans for this site? Last I heard was new Mall, but then it all went quiet. They've already closed down the small restaurants that were near the intersection in preparation. Robinsons have acquired 40 rai next to the Night Safari. I think the mall referred to above near Kad Suan is one of the new breed of community malls, as is the new one called Chill Park near Big C on the Hang Dong Road. I am interested in the fate of the Central Mall in Kad Suan K because it will come under serious threat, I think, from all this development. It looks grubby and dated and is seriously in need of a massive facelift. Having said that it has a wonderful (under publicised) theatre upstairs with very good acoustics. Eye-candy makes up for drab interior After 3 months here I still get lost in KSK ... but found a Post Office by mistake! KSK is a massive property, with attached Hotel. Owners must be getting a fantastic ROI so I think it will be around for a while yet. I was shopping for 3 items in Sports World last week; a backpack, some fitness pants for the g/f, and a swimming suit for me. The prices were stupid. We walked over to Central's sport division they call "Super Sports" and got the exact same fitness pants selling at Sports World for 1500 THB for 400 THB on promotion; the exact same swimming suit although in a different color selling for 1450 THB at Sports World for 895 at Super Sports. We went to the Night Bazaar last night and got a MUCH nicer backpack than the one at Sports World (790 THB) for 300 THB! The Star Avenue chain is destined to fail in my opinion. 1 or 2 of them have been completed for about a year now and they appear to be about 10-20% occupied. There is another development near me that is advertised as a "business park". It was completed 2 years ago. Out of 10 units, only 3 are occupied. The other 7 have been vacant since it was completed. They are asking 4.5 million to buy a unit (reduced from 6 million) or 25,000 THB per month rent. Like naboo said "Too fast. Too much.
