Leasing Of Hotel In Pattaya

Dear all,

Am dutch guy of 42 living in Pattaya fulltime...

I am intrested to run a hotel ,guesthouse and or bed and breakfast overhere.. ideally 15-25 rooms...

I speak 5 languages including Thai..and have managed hotels in the past.

I Would like to know if there are hotel owners in Pattaya who no longer wishes to run the hotel them selfs ,and are willing to talk about a lease construction.

Even a lease with an option to buy would be possible for us..

I know that the Thai Lady owner of 'Putter Home,' a small serviced apartment building just behind Pattaya Klang by the 'Memorial Hospital' is looking to lease out her place. That's about all I know so take a wander down and find out if you are interested. I heard this from one of my family who works at the hospital and I believe it isn't the highest end sort of place but does cater to Thais on weekend stopovers and such like.

Last week when I was in Pattaya I noticed a hotel on Thap Phaya road, Mr Mac's Hotel, or something like that, and it had a large "Closed" sign on it. I imagine they would consider any kind of offer. When you drive from Pattaya to Jomtien the hotel is located on the left about midway up the hill.

Last week when I was in Pattaya I noticed a hotel on Thap Phaya road, Mr Mac's Hotel, or something like that, and it had a large "Closed" sign on it. I imagine they would consider any kind of offer. When you drive from Pattaya to Jomtien the hotel is located on the left about midway up the hill.

Good luck and I do not want to rain on your parade but surely you are aware that there are way too many hotels already and many are going under. Businesses are hurting in Pattaya and Jomtien (most, I think). Large numbers of big spending tourists never arrived and there is no sign that they ever will. Try to get an idea of what actual vacancy rates are. Unfortunately, you will not be able to get that information from people who work in the real estate industry or from posters on ThaiVisa who always support the idea that "there is no problem."

Let me modify my post a bit as it was too negative. In any market where there is a massive amount of competition, some people do find a way to win. I think they often offer something unique that makes them different from the rest. Hopefully, if you take the plunge, you will offer something unique. Right now there is a popular hotel with a "Chinese theme" to it. It is a hotel/restaurant combination. That is just one example.

I do hear your concerns and i even think your right about the fact that there are already to many hotels in pattaya..

so that why i not plan to open a new hotel.i only consider leasing out an existing one...

occupancy rate yeah its so important and it divers so much from hotel to hotel...

there are now hotels in pattaya fully booked and there are now hotels in pattaya with zero reservations and or guest.

I for the moment just want to study the offers and perhaps i must even look at other cities and islands in thailand besides pattaya...

If people know good websites with hotels and questhouses for lease or sales kindly forward them over..

yes i think so too,most likely nowadays with hotels its probably best to find some niche in to that field, for example you make it a golf hotel specialised for people that likes play golf etcetc..

but i not sure pattaya is the right place for me to lease some hotel like i said i study the market first before i comment more..

Mr Mac - wrong location and nothing special to offer. The only thing they could do was link to cheap tour groups or lower the price. Neither of those will keep you afloat. Cheap Charlies will go anywhere if it is cheap enough but the discerning folk won't. Hence, location, location, location.

Hotels have largely one income stream but perhaps 100 expense lines. You need to know every one.

What do you think your biggest expense is after rent ? If you don't have on site laundry, it could well be the cleaning of your sheets and towels. Because that is near enough a fixed price, it costs you a much higher percentage of the room rate in a cheap place.

What does make a p[lace stand out ? Don't mess about with a cheap water system. You need huge tanks, pumps, a back up system and delivery should be through decent hidden multipoint heaters, not some crumby and dirty Bt999 shower heater. Get the drainage right as well. Add in a good bed and decent linen coupled with free wi-fi and a 40" minimum LCD/plasma and you are covering the bases for most things.
