Illegal land occupation
Been involved with 2 encroachment cases. In the first one a family known to the missus built part of their house on a part of our land. They came up with many excuses over two years not to negotiate. Eventually the missus shocked them with a court summons. They showed up and mediation was ordered by the court. We offered to sell them the whole piece of land they had encroached part of. If not, the court would issue an order to evacuate our land, involving demolition of part of their house. Eventually they agreed to buy our plot for about 50% more than we paid for it. We gave some time to pay and a daughter was able to borrow from a bank to pay. So it was relatively easily solved once we took them to court. They still talk to the MIL in the village which is a surprisingly positive bonus. The second one is much nastier and involves a 20 odd rai plot acquired through sale with the right of redemption. The owners borrowed money to do funny business in local elections, as learned later, expecting to get a relative elected and be able pay back the debt with corruption money but were outbid in the election and have never been able to pay back all the money they borrowed or redeem sales with right of redemption. Our sale or redemption contract was for only one year and they never paid any agreed interest but asked for it to be extended which the missus for a year out of kindness, even without any payment. They kept saying they were just about to get the money to redeem but never did and came out with tricks like please transfer the title before payment because the bank will only lend after transfer 555. They asked to rent the plot and signed an agreement and paid the rent for one or two years. But then stopped paying and squatted on the land. After a couple of years of them squatting, the missus hired someone to plant trees on it but they wouldn't let him on to our land. We sued for eviction and the case is ongoing. The missus has to fly up for the court hearings and they usually send a lawyer to say they can't make it to waste her time and money. But now the court has ordered that they can't delay any longer and, if they can't agree to buy the land at market price acceptable to the missus or enter into a new rental contract, an eviction order will issued. Since it is a Nor Sor Sam Kor green title deed, their plan was obviously to claim squatters rights after using the land for 10 years claiming the owner had abandoned it. However, the court case frustrates that because it is evidence that the owner wanted the land back and they were squatting illegally with no rights to claim the land in future. We will take it to the village headman to persuade them to leave the land and let our guy work on it, if we get an eviction notice. If we can plant timber trees there, it will be useless for their rice growing and timber trees will make it look like it is in constant use by the owner. Then we can sell it and get out of the situation. But at least we hope to get a court order to frustrate their squatter rights. We have incurred about 100k in lawyer fees so far but the market value of the land is over 3m today which we don't want to write off. In the OP's case, with a 80k investment and 30k in lawyer fees that could rise higher, I would suggest it is better to put it down to experience. -

The exchange rate helped Hummin. I like good wines and I found in the supermarket at about same price I buy in Thailand. 5* Hotel, pizza was 300 baht, Aus grain fed tenderloin wrapped in bacon 600 baht, you can eat at local restaurants for half that. Taxi rides 26 baht with Grab. -

In that case, you are only mixing with poor people and it must be a poor neighborhood you are living in re-climbing into a pickup truck. You do not see the other half of Thailand where people live in nice houses like the Thais living in my area, Phuket, (99% Thai households) no one is climbing into the back of pickup trucks here, they are climbing into their nice new family cars. So that explains where you are getting your one-sided information from. If I went to England and only ever went into pubs and nowhere else I would probably arrive at a false conclusion and think every English person drinks daily and no one works. -

Unlike you, I won't downplay the contribution by any of those brave individuals who fought against Nazism irrespective of their nationality, I'll merely ask where was the Russian army in 1939 - 41? Rhetorical question: Answer is they were in cahoots with the Wehrmacht and were busy carving up Poland. Russia's role in the fight against Nazism from mid-1941 onwards should not be under-estimated or forgotten, but then neither should her previous collusion with the Nazis. -

Thai gov. to tax (remitted) income from abroad for tax residents starting 2024 - Part II
I don't understand why people try to overcomplicate things, the basic process is this: 1 - The Taxpayer spends time in Thailand, becomes tax resident and spends money here, derived from a potential variety of sources. 2 - The Taxpayer self determines whether the money that was spent is assessable and either files a tax return and reports the income or decides it isn't necessary. 3 - The TRD examines data from a variety of in country and potentially overseas sources and initiates investigations based on what it sees. Nowhere in the above is a step that eliminates income because it's too difficult to determine if funds are assessable or not. Nowhere in the above is a step that eliminates funds or people just because TRD can't immediately see all the detailed information they might want or need. If the TRD wants further information about a particular taxpayers return or spending patterns/habits, using ANY funds remittance mechanism, cash, TT, debit card, credit card etc etc, the TRD will tell the taxpayer to supply that information. If the taxpayer refuses or cannot, and the TRD suspects even loosely that funds have been remitted that were assessable and they were not declared, an estimated tax liability will be presented to the taxpayer, based on what the TRD sees and thinks. If the TRD believes that Bernie from Bolton has been living in Pattaya year round, paying all his expenses using his UK Barclaycard and TRD has evidence to support some of that, Bernie will get a bill. If Bernie has a problem with that and thinks the TRD is incorrect, there are tax tribunals and appeals processes for Bernie to use to convince the TRD of the error of their ways and prove the funds used to pay the CC bill, were not tax assessable. Now, has any of the above ever happened....dunno, nobody on AN knows the answer, they can only guess. Will the above ever happen? Of course it will, the choice of remittance mechanism doesn't change the assessability of a remittance although some will believe it does and will try to take advantage. Will people self declare credit card transactions on a tax returns? Who knows, again, we can only guess and assume. -

A good hotdog
Betargo now make a suite of German sausages that are passable. I agree, while TGM have some okay imitations of German sausages, which are the best in the world, they cannot get it exactly right. If you want the real deal Tops sometimes sell actual German sausages, prices are eye watering though, above 500 Baht for a pack. They are excellent though. Otherwise, if value is a concern the Betargo suite of German sausages is the best option. TGM do a good Chorizo sausage though.
