Small Office Or Apartment In Huai Khwang Wanted

Probably the real question should be if somebody knows an internet site I can look or an agent I can talk to but here is what I am looking for ....

a small room, 1 person office that I can use at night that must be able to be wired for wire speed internet (DSL is fine) and have A/C and preferably a window and/or balcony for smoking ... as well should not be in a loud area. No need for furniture as I am just going to have a desk for a couple computers and printer. The quiet part is that I'll be making overseas phone calls.

Oh yea (the big thing), I'm looking for something cheap (under 2500 - 3000 at most w/out utilities) and in the general area of the Subway Huai Khwang stop (opposite direction of night market). I have a condo in the area but am looking for a close place to work at night that doesn't at all need to be nice but I am concerned with very old buildings because of wiring not being able to support DSL speeds for using VOIP and interactive web meetings.

Any pointing in the right direction would be truly appreciated.

OTHER OPTION ... anybody know of 3-bedroom apartments or condos that are reasonably priced and not far from Subway or Skytrain. I currently pay 12k for 2-bedrooms and the complex has a pool and gym.

I've got 2 options available, I'm about to move out of my office at the end of this month, but the contract will continue (heading back to NZ), the office is in Huay Khwang and about a 15 minute walk to MRT Huay Khwang. Beside the office is a 7-11 and a security booth just around the corner. It's on the ground level, so there is'nt a balcony, but there's an exit door to the exterior of the building where you can have a puff.

There's a motorcycle stand right in front of the MRT huay Khwang (door 1), and there's also a motorcycle stand right in front of the apartment complex. This office has an air con, and can fit 8 desks with computers (which is the amount I'm using right now), comfortably. You can either register to use the building's internet service (which means you can start using the internet immediately), but it's probably better to register for True and wait about a week.

Beside this office is a travel agency, which is usually only open during the day time.

The rent is 9,000 baht, and the deposit is also 9,000 baht. So the total move in cost would be 18,000 baht.

Otherwise there's my apartment with 2 bedrooms and a living room, kitchen and bathroom with 2 air cons currently available, as I'm going back to NZ it will be free around the 30th of January. The mortgage payments are about 18,000 baht per month, but I can rent it out for about 15,000 baht per month and you can use the free internet which is already paid up. It comes fully furnished aswell, and I can move some furniture out if you want 'household' stuff to be out.

You'd then be able to use the gym, sauna, and pool on the ground level.

The rent for the apartment would then be 15,000 baht per month (free internet), and the deposit here would be 2 months rent. So the total being 45,000 baht.

The entire building is very clean and modern, with a park on the 3rd level with some grass. So you can have a puff here aswell, or just take a short stroll.

Thanks for the reply but the office is way more than I need and I already have a 2-bedroom. My goal is just to find a cheap but close work place to not have the wife and daughter be confined to the bedrooms while I am on phone meetings. Plus it is just nice to have a separate work place.

I used to work for an office near Sutthisan, think the building is called NICE. There are a lot of empty offices around there, you could just walk out the MRT go up ratchada like 5 minutes after the BOI and Tax dept on your right and walk around there. Speak to some juristic offices. I think NICE building 1 had a few smaller units, not sure the rent though.
