That's fine except, my understanding was that those rules were supposed to apply to the whole of Mueang Chiang Mai not just to the old town - no buildings over 7 stories. That was broken repeatedly in the Night Bazaar area many years ago by the Royal Lanna, Porn Ping and Imperial Mae Ping Hotels and more latterly of course, by others. There is very little effective planning enforcement in CM. The worst example of this is on the middle highway where a fine 6 lane road, built before development, has been reduced to a 4 lane highway because no-one has had the foresight to force new buildings to provide off road parking spaces. Highways here will stay ahead (I'm guessing) only if local landowners and present national governmental powers see a serious profit to government and its friends/supporters in using highways to support growth further afield. Chiang Mai's pace of construction presently is already sufficient to make me wonder if the speculations about Bangkok folks moving here in big numbers, as a result of floods and conditions there, do not have some value. Signs offering new housing, if laid down, would cover dozens of football fields, and they (the signs, not FB fields) are increasing weekly, rather like shops, malls, and traffic. And yet all this seems counterintuitive when one considers claimed negative effects of notorious incidents, some natural. Money seems more bullish than governmental rhetoric. uptheos Posted February 15, 2012 Share Posted February 15, 2012 Off topic, perhaps, but lovely Canal Road north is suffering similar construction, which will soon, between condos and shops = constriction. 1001 to Maejo, once a better northerly escape route from town (save during rush hours), has building 4 or 5 housing projects before one drives much beyond the outer ring. How soon, one wonders, will going anywhere in town be akin to driving from the moat, on Suthep Road, to Niebelungen-Falangland? Or BKK?? Soon the traffic will be like Bangkok. How sad. The construction is everywhere. And the quality is mostly very poor. Same concept as in Pattaya and Phuket. CENTRAL Khad Suan Kaew will indeed no longer be exploited by CENTRAL and this is the replacement. Airport Plaza is actually a ROBINSON mall. Most shops/restaurants from KSK will probably relocate to CENTRAL FESTIVAL and Khad Suan Kaew Mall (also called "The Garry Glitter Mall") will then probably be exploited by another company for more 99B stores etc,....
