The rules within the old city have proven effective. That's why all those horrific condo buildings are up the Canal Road, and not down Ratchadamnoen road next to Wat Chedi Luang or Wat Phra Singh!

That's fine except, my understanding was that those rules were supposed to apply to the whole of Mueang Chiang Mai not just to the old town - no buildings over 7 stories. That was broken repeatedly in the Night Bazaar area many years ago by the Royal Lanna, Porn Ping and Imperial Mae Ping Hotels and more latterly of course, by others. There is very little effective planning enforcement in CM. The worst example of this is on the middle highway where a fine 6 lane road, built before development, has been reduced to a 4 lane highway because no-one has had the foresight to force new buildings to provide off road parking spaces.

Irrefutably, the Outer ring road, though incomplete, is a rare example of planning ahead. Highways here will stay ahead (I'm guessing) only if local landowners and present national governmental powers see a serious profit to government and its friends/supporters in using highways to support growth further afield.

Chiang Mai's pace of construction presently is already sufficient to make me wonder if the speculations about Bangkok folks moving here in big numbers, as a result of floods and conditions there, do not have some value. Signs offering new housing, if laid down, would cover dozens of football fields, and they (the signs, not FB fields) are increasing weekly, rather like shops, malls, and traffic.

And yet all this seems counterintuitive when one considers claimed negative effects of notorious incidents, some natural. Money seems more bullish than governmental rhetoric.

Off topic, perhaps, but lovely Canal Road north is suffering similar construction, which will soon, between condos and shops = constriction.

1001 to Maejo, once a better northerly escape route from town (save during rush hours), has building 4 or 5 housing projects before one drives much beyond the outer ring.

How soon, one wonders, will going anywhere in town be akin to driving from the moat, on Suthep Road, to Niebelungen-Falangland? Or BKK??

Soon the traffic will be like Bangkok. How sad. The construction is everywhere. And the quality is mostly very poor.

Yes I heard this week the new Central will be the one on the opposite corner of Rincome/end of Nimmen.

Kad Suan Kaew will be closing in 18month/2yrs from what we know it now.

Most of the big shops are relocating to here, leaving KSK a third rate place forsmall shops.

I think a new robisnons also in there

Kad Suan Kaew will be closing in 18month/2yrs from what we know it now.

Looks like the new Central development is starting construction drove past advertising boards giving a date of 2556

It is on the NE corner of the junction of Highway 11 and 118

It has been under construction for months now. It looks to be a massive shopping mall!

Promenada is between the Mahidol/Super Highway intersection and Ring Road 2.

How many Central stores will there be??? Central will be in the Sansai-ish area, that much I know.

KSK will be closing? I had not heard that. Are you sure?

It sounds like in this respect the word Central has become an oxymoron.

On the bright side, those poor traders that sit in the dark, on the steps to KSK on fridays will be able to set up inside.

Yeah and I'll be able to see what I'm buying. biggrin.png

cant see KSK closing probably just change - it's a dump compared to airport plaza and the films are mostly pasa Thai so I go there rarely but I'm guessing it will find it's niche as the shops in the new mall will be premium rents

To stay ON TOPIC (for a change)

The one they're going to built on the corner of Super Highway and Doi Saket - Chiang Rai road (never mind the numbers) is going to be an CENTRAL FESTIVAL.

Same concept as in Pattaya and Phuket.

CENTRAL Khad Suan Kaew will indeed no longer be exploited by CENTRAL and this is the replacement.

There will be no ROBINSON inside this one as it is CENTRAL's competitor.

CENTAL KSK will probably not be closed as a "mall" but CENTRAL will stop exploiting it,.....

Airport Plaza is actually a ROBINSON mall.

Most shops/restaurants from KSK will probably relocate to CENTRAL FESTIVAL and Khad Suan Kaew Mall (also called "The Garry Glitter Mall") will then probably be exploited by another company for more 99B stores etc,....

And I'm pretty sure Airport Plaza has the full name Central Airport Plaza.

Why is KSK also known as The Gary Glitter mall? Never heard that.

Yes correct but the I believe they don't use the central-logo there is it?

I did not come up with that nickname,.... but picked it up from others more than a few times over the years.

Anyway, the alleged reason would be that the average age of the "crowds" there is around 12.

Im pretty sure Central are a majority shareholder in Robinsons

And I'm pretty sure they are not, Central Retail Corp owns Robinsons, Central and Zen.

And Rinascente and Food Hall and Tops and Power Buy and Supersports and B2S and Page One and Homeworks and Watsadu and Office Depot and .................
