Land & House Park Estate -Flooding?

Have a friend who is going to look at a house(s) in Land & House Park (Is there more than one?).

Vaguely remember reports of flooding there in October last year but at my age the memory fails quickly,If I remember correctly. smile.png

Anyone any info regarding flooding or otherwise?

There were reports of flooding in L&H. We are planning a move and when I mentioned L&H to my wife she promptly said 'no, it floods'. smile.png

If it's anywhere near the river I wouldn't buy or rent unless it's on stable high ground.

Land & Houses Park is 3 km south of Mae Joe. It is not prone to flooding, though there was flooding last year. The majority of the water was street only, street and yard in some areas, and into houses on lower land near the front gate.

Most, but not all, of the is flooding was coming up from the storm drains and then channeled by the street curbs away from ditches and into residential areas. Since the floods, L&H has taken efforts to clean out the ditches and add more ways the streets can drain directly into them.

Driving in and out of the development was always possible.

I would not automatically discount living here and, in fact, are now actively helping poor relatives look for a cheap home here.

IF Land and Houses Park in this question refers to the one on Highway 1001 S. of Maejo, I can respond with some details from personal experience and those of friends. There are townhouses that represent one of the ten sub-divisions of the community that suffered last year from flooding. Other neighborhoods, houses, did not, and though these streets were flooded, cars could pass.

However, the region that is mentioned by noise was pretty deep for a day or two on the main road outward. I agree that there has been work done since.

In sum, because the floods were exceptional, and due to experience, I'd have no problem settling here, particularly as the services remain excellent and improving as needed. Bargaining can lead to some excellent rental rates, but there are a lot of houses for sale here and purchasing issues are beyond my abilities to speculate.

Thanks guys, it was the one around Mae Jo.

Although it was pointed out it only flooded last year through this and that, it did flood and there are many other developments/estates that did not suffer from any flooding and his thoughts are if they came through last year then they would likely be OK any year so he is looking at those areas.

It sort of also confirms why the price was relatively low and as pointed out by CMX there are many for sale. As he is looking to buy there is no point in taking any risk that can be avoided.
