Hello to you all.

I could need some help to work out and confirm if my plan will work.

Situation:

German citizen married with a german wife.

I will be 50 years old in August this year.

A own a Condo in Bangkok.

I have a company in germany.

I had been in Thailand many times in the last five years. mostly on Tourist Visa single entry 60 days because the Thai embassy in germany told me that they have no idea what i can do to stay a longer period in Thailand if i am under 50 years old.

So i went to Cambodia and Laos many times to get another Tourist Visa.

And also many times i went to the Government Complex at Chaeng Wattana to get an extension for an additional 30 Days.

I know about ED Visa but i never made it because it is too complicate and also a waste of money.

At the beginning of this year i came to Bangkok on a Non Imm. "B" Visa as i also planned to open a business in Bangkok.

But this plan failed because my business partner did not show up with the money as he promised and maybe i will just buy one more condo instead and rent it out.

My Visa will end at 1st of April.

So my first Question !

For how many days the immigration will give me an extension to this type of Visa?

Because i have a date at the 1st of April at the Register office for tambien baan, maybe i am lucky and they will register my name in this tambien baan this will make many things easier.

The officer already has a certified translation of my passport stamped by embassy and the Ministry of foreign affairs. Contract of buying the condo, tambien baan, photos, two thai people as witness but i am still not sure that he will register me with the 90 day "B" visa.

Second question:

Can i get registered my name in the tabien baan on basis of this type of visa?

Someone told me this is only possible with a one year visa. The officer did not talk clearly about and i dont want to push them.

Does anybody have any experience ?

Third question:

I also want to buy a car and register it on my own name and address and make a driver license.

But i dont want to wait until my retirement visa is issued.

Is this possible in general ?

Therefore i will need a certificate of residence of my embassy (got it already), a medical test, photos and what else i will need ?

I want to do this in the next weeks because i had the experience that if i show up with a tourist visa nobody grants anything official to me.

So i hope this will work.

Last but not least

I already booked my flight back to germany for August and i will hopefully get a retirement visa in germany after my 50th birthday.

I will put 800k on a bank account in June.

How to stay in Thailand until August ?

I think i will need two more visa run to extend my stay and heared the rumors about the visa trouble with more than two consecutive tourist visa. I hope they will not rely on my current business visa.

Any clever idea ?

You do not qualify for an extension of stay, unless you have a work permit and work. So you will need to leave and get a double entry tourist visa in laos and when that is finished you can convert to a non-immirgant visa based on being 50 years and get extensions of stay for 1 year at a time, and so can your wife as a dependent of you.

Without a non-immirgant visa you do not qualify for a tabien baan,

You do not have to go to Germany for a non-O visa in August. You cna do that in a neighbouring country.

The longest extension you can get is 7 days.

You can get a drivers license and buy a car with your visa entry (it can even be done with a tourist visa).

You can get on the house book also.

You will not get a non-o single entry visa in Germany unless you apply at one of the honorary consulates. You need to get one for your wife also so that she can get her dependent extension after you get yours.

The only visa that can be called a retirement visa is a OA long stay the you can get from the embassy but apparently that is not what you plan on getting since you mentioned putting the money in the bank here.

A 2 entry tourist visa is probably you only choice until you turn 50 after your visa entry ends.

Urgent please!

My 3 month Imm B expires on 24th this month,

Due to school incompetency ( no surprises there!), the work permit documentation

has not even been started so I want to extend the visa for a week.

Is that possible at Chaeng Wattana?

I will be saying goodbye to employment and getting a retirement visa during the extension.

Are there any issues I should be aware of on the conversion?

EG. will I have to go to Laos and return on a tourist visa to change to a retirement one?

You do not have to change, you can just apply for an extension based on retirement.

Yes, immigration will give you an extra 7 days. But you must use one of the temporary offices, CW-road is still closed. (They might be open again on the 24th, but check after songkran).
