We are about to sign a new lease for 1 year on a house for rent. 

 

the landlady gave us a blank copy of the attached lease- which is only relevant to members who can read thai. 

 

I write to ask if this is a standard lease contract?

 

Did you negotiate any extra clauses for your lease contract?

It's the usual form everyone gets asked to sign.

Fairly meaningless, nothing is enforceable by either side.

 

Don't pay too big a deposit, 50/50 chance of it being kept with or without reason.

Not normally, take it or leave it.

 

If it's not right first time then you already know their intent doesn't match what you want so just go elsewhere. It's a buyers or should I say renters market.
