wow, that sounds great! I am currently in a 15,000 b small condo that is very poorly furnished/designed not too far from hauew kaew, but further out of town at that price sounds like a steal. I will try to figure out how to find a place elsewhere

I understand value is depending on a persons budget and needs; I just wanted to hear general preferences. For me, I want something of a larger room in an area that has food, convenience stores, etc nearby, not in the direction of Hang Dong, because of the dangerous road for motosai. I would like a room that has enough space for a large table/monitor to use without annoying someone in bed. Other things, like a pool, gym, condo internet add value, but I must be able to have my own connection as well. Anything like this under 15k? I wouldn't have made something so specific to me but it does seem like the answers are pretty vague/arbitrary

I know somebody who rents a huge mansion with massive gardens and an orchard.It comes with it's own lake and gardener and includes every " possible extra " at an " all in " price of 10,000 baht a month.Even the locals in this fab village just a few km outside Chiang Mai are saying he is being " ripped off " and should be paying 8,000 baht a month!!!

I think for what you are looking for then 5,000 to 6,000 baht absolute max!!!

It obviously would help for you to befriend someone who can speak and read Thai - perhaps someone with the CM Expat Breakfast Club(or something like that it was) could help you in that regard?

That way you'll be able to negotiate with the landlords, and don't manage to shoot yourself in the leg, while making a legally binding contract you don't understand (also if you can't read any Thai yourself, you'll miss the adverts and signs for rentals).

Probably the worst advice I have ever seen.

Unless you want to lose large amounts of money to scammers and con artists, this group is best avoided.

Well, I don't know any one personally from that group, so couldn't tell what motives each individual person might have, but the advice in itself was "It obviously would help for you to befriend someone who can speak and read Thai", so do you object to that, or just the group I happened to mention in general?

That would be sound advice, but you should be very careful who you befriend.

Many of the Thai people in CM who speak both languages are motivated by self interest.

The number of expats in CM that speak Thai can be counted on both hands.

The number of expats in CM that can read Thai, well enough to go house hunting, about 3.

(not including myself in those numbers as I'm not an expat)

Who to trust out here is a really hard one, it's common for your helper (that includes a wife/gf) to negotiate themselves a secret substantial commission.

As a general rule, those that want to shake your hand, who wear ties, and who introduce themselves to you, are the ones to be avoided at all costs.

Sure I agree with that you have to be cautious with whom you place your trust in, but that's more common sense than anything else. I didn't have any other reference where to point at at hand, and remembered there was this expat club thing, and I wouldn't judge everyone in that group, or in any other group for that matter, as I have no firsthand info of such malicious acts - perhaps you do, or have you grown to be cynical with other peoples' hidden agendas?

One thing I do have to say from my own experience is, it's absolutely best to rent directly from a Thai owner, as most likely renting from a foreigner or thru an agency equals paying substantially more rent than you should.

I don't belong to any club, and don't long into that sort of things, but perhaps there are people that want to have some sort of "safety net" and have communication with people who will understand them better than most Thai would?

A valid question, and the answer surely depends on the level of immersion into the culture - not everyone's piece of cake to "get lost" totally into another culture - and to really answer your question like a Thai; mai bpen rai w00t.gif

250m from MaeJo University, 5Km from Tesco and Rimping, 8KM from Central Festival, 10Km from the moat in CM.

what an amusing thread! didn't realize there were so many cheap charlies around.

buildings like the one pictured above located near universities are for student housing in Thailand. i doubt they would rent to single older farang men. it would be somewhat unusual and seen as downright 'creepy' by the landlord. we have a relative attending Mae Jo university who will be moving into a similar building. like most of these student housing buildings, there is a list of rules of what students can and can't do on the properties as part of the rental agreement; including the gates being locked by a certain time at night, how many guests allowed in the apartments, etc.

Farang live with the University students, right across the street from CMU.....no problems whatsoever. Some stay for years. My building is about 1/3 students and they are good neighbors. There are cheap apartments even closer, that have farang, too. More like 3000-4000 per month, but I'm sure there are cheapies out by MU. Plenty of eye candy...NOT looking would be abnormal, you just gotta be careful or you might get run over. Some of those girls are 18 going on 35. Nice escort service by UDRU, not so sure about here, but the "soapy" place is less than 100 meters from the edge of campus. Tuition is expensive....

sounds good in theory, except how on earth do you find somewhere, if you don't speak Thai?

Rule 1
Never rent from a foreigner
Rule 2
Never rent from English language adverts
Rule 3
Never rent through a property agency
Rule 4
Don't rent using your Thai gf as a front
Rule 5
Beware of shady operators selling any services on the sly through forums

In all these cases it generally costs double the price of renting yourself directly from a Thai owner.

Suggest you take a Thai speaking friend along. Most Thais don't speak English so it's good to have a Thai speaker helping you when you are house hunting.

As for the rules from AnotherOneAmerican: Agree with them maybe with exception of Rule 4. If you have a good Thai gf, certainly she can help with many local things including finding a reasonable place to rent.

You would be surprised at the number of wife/gfs that make a commission on everything you spend.
If you speak Thai, you can hear the bargaining, "Charge buffalo double and split the extra 50/50 with me"
From what I see and hear, more do than don't.

I feel sorry for you for the type of Thai girlfriend/wife that you seemed to have wound up with, but then again perhaps some of this could be your fault whistling.gif

but lets not lose direction of this thread hey viewers....

Many of you who are " quick off the mark " to dismiss the idea of cheap accommodation in Thailand and perhaps think that i just " make it all up " but how many of you have actually gone out by yourselves to a lovely Chiang Mai Village( where there are no farang) and looked and spoken to the thai locals about " Thai Accommodation " The answer is very few of you! People even doubt that i rent a room for 2000 baht a month in Pattaya ( but i am in my room right now! )

If you want cheap rooms then look for areas where there are " no farang " and speak to the Thai locals who are living in the area to find out what price they are paying! You must think Thai otherwise you will be " ripped off " like many of you seem to be!

@Oscar2: Bangmai is right, those student apartments can be rented by anyone.I'm renting them out mostly to students but there are a few exceptions. To be honest I don't care as long as they pay and don't cause trouble. There are no special rules, we make sure the gate is locked by 10pm but everyone has a key. There are only very few student apartments that have special rules, i.e. only rent out to women or you have to be back by midnight. Those places tend not to be popular with students so they are slowly disappearing.

For 3000-3500 baht you can get a nice student apartment, nicely furnished (Bed, cupboards, table, chairs,aircon) with standard bathroom and a small balcony - approx 22-25 sqm. Obviously if you go out near Maejo you may get them cheaper as AnotheroneAmerican and Canarysun mentioned. But usually you pay 3000-3500 baht in a good location (ie near CMU) for a nice place like this.

They are obviously not condos, so you don't get any amenities like gym, swimming pool etc but honestly you can go somewhere else for that. For 1 person such a room is ok, I've rented them before for a short while. And some of the students that rent the room share it amongst 2-3 people.

No I understand enough Thai to follow most conversations (dialects can be hazy in places, Isaan Lao and Deep south can still get past me).. I just know enough real people, real couples, normal families and people honestly going about their lives to not have the kind of 'hate everyone around me' view you seem to have..

To be fair at least you seem to share your hate equally for both nationalities,so its not that your just ant Thai, you just seem a deeply resentful and unhappy person.

If you look between Suthep Rd and Wat Jet Yod.. Theres some great serviced apartments and studios for 6 - 10k.. I think my buddy was just over 7k for a one bedroom apartment with cable TV and wifi. Probably about 60sqm but quite comfortable and furnished ok.. Decent small condo kitchen, etc etc.. Still only minutes from Nimanhaemin etc..

The one room studios were cheaper at a guess 6k ish... Why live in one room tho when an actual apartment is only a few pennies more..

Where did I say this is me?

I'm Thai, understand Thai and speak Thai reasonably well.

If you could understand Thai you would hear all the girls discussing how they rip-off their foreign husbands/bfs.

But you don't understand Thai, and when a girl boasts about scamming you to her pals (phone or in front of you), you don't have a clue.

Learn to speak Thai, then you can comment from knowledge rather than ignorance.

And this isn't one or two foreigners, but is happening to every foreigner I know or have ever met.

Those with university educated, hi-so, white skinned, half Chinese down to those with Issan bargirls.

No exceptions.

One of the big problems with this forum, most of the posters are daft as a brush.

The guys that know what happens, and local prices, like CanarySun, and a few others just get laughed at.

The cheating, lying and scamming is so endemic, that foreigners generally haven't a clue about the price of anything in Thailand.

No exceptions ?? Madness.. The vast majority of my long term expats mates have decent, honest, hardworking partners.. None of them do petty markup type scams.. And yes I understand what they are saying.

Sure sometimes the high earning westerner is kicking in a little bit more financially, raising her living standards, even possibly helping out family.. But then they are also very often punching far above their weight with much cuter, younger life partners.

Often don't see any foreigners around for days.

Have to drive into CM for that.

It would appear that you have been rebuked enough since you made this foolish reply to my post so I will not rub salt into the wounds here, however I will let you know that I have been married to a Thai lady for nearly 30 years and trust her implicitly, not because I am "daft" as you like to use the phrase in most of your posts, but because she has earned my trust. Also for the record I do speak Thai and I was NOT one of the posters attacking canarysun about his so called outrageous claims, because I am very well aware of the prices that Thais pay in the all Thai neighborhoods for rent, and the prices that can be had at student dormitories. Most farangs can afford a better lifestyle so they don't need to look for lodging in places like these, with that said many farangs do get ripped of because they have not made the effort to learn the language. If you really are Thai then I feel sad that you hold your fellow countrymen and women in such low regard, perhaps you have been wronged by a Thai women in the past and have a terrible bitter streak, but just as there is no need for those who lashed out at canarysun for trying to provide information to the poorer farangs out there, there is also no need for you to lash out with the bitterness that you carry around with you. I know of two decent guys (one Canadian and one Swede) who manage to get by utilizing the skills of their Thai wives and the Thai father-in-laws.) It works both ways.
