Mcffee
I try to do some orientation on long term rental options in this area, more specifically the best of the cheapest as these are not listed on real estate websites. It can be anything, condo, shabby hotel etc. but max. 1 kilometer from the shore but the closer the better. Any tips?

Beardog
Best to just drive or ride around & inquire. The good deals are rarely on the websites & in a 2 month time span or less the price will most likely change & the time of season will dictate the price as well. Bang Saray it is possible to get 3 different prices for the same accommodations depending on Time of season , If you talk like you are rich or if you are humble & have a Thai girl with you (that is humble-Not parading the latest new ATM around) We can get a modest guest house here for 300 baht. Most farangs will pay 700-800 for the exact same room & time of year. So it is a real loaded question. The places on the web are usually stable in prices & advertise seasonal prices but are quite a bit more. Sorry to be vague but how you acquire the accommodations is what the cost will be.

In Jomtien you get a nice studio room 40 sqm , for 7000 thb monthly rent, minimum 6 months. Try soi chaiyapruek, plenty of rooms available .
