Not sure at the moment the status of being able do a conversion from a visa exempt entry to get a non immigrant visa based upon qualifying for an extension of stay based upon retirement at Jomtien, You must have 15 days remaining on your entry to apply for it.

As far as I know you still have to make two trips to Bangkok immigration 15 days apart to do it.

It will still be a two step process of getting the non immigrant visa entry and then apply for the extension of stay during the last 30 days of the 90 day entry.

It would be best to get a non-o visa before leaving Australia rather doing the conversion. But since Brisbane has closed and Melbourne has been reported as not doing them Perth and Hobart are your only choices to get one.

I am in Melbourne, this is the first I have heard of Melbourne not doing them.

See if Melbourne will give you a single-entry non-O visa for the purpose of exploring the possibility of retiring in Thailand. Call or email them for the requirements.

Well informed ubonjoe, rang the Melbourne and Canberra embassy they do not issue Non O Visa unless you are married to a Thai or vising relatives. They do how ever still issue retirement visas. As I flying out in May I will apply for the Non O Visa n Bangkok.

So do I just apply for a single entry, then after 60 days apply for a retirement visa (providing I have all the right documents)

I note that I have must 15 days remaining to apply for a Non O Visa? Is this still the case

You can apply for the change of visa status from a tourist visa entry to a 90 day non immigrant visa at any time during your 60 day entry up to the last 15 days of it..

You will have to show financial proof but the 800k baht only has to be in the bank on the date you.apply.

You will have to make 2 trips to Bangkok immigration to get the visa/entry stamps.
