700 000 for 36 mths - paid maybe 4mths then nothing Now 2.8 million ( Plausible )

I think not going by other threads / Maybe a quick change done after 700 000 signed

There is a very good chance that you just sold your place for 700k. I hope your plan is not to sell your place than pay off the loan. Most real estate agents wont touch a dirty chanote with a forty foot barge pole.

The land offices in Thailand are very corupt.

10% a month, 70K for 32 months plus original loan sounds about right.

OP, was this a 'Sale with right of Redemption' transaction? So that, in effect, the property was sold on day one.

Very common with registered money lenders - not the loan shark version. They operate legally but there are restrictions on the level of interest they can charge. However, this can be bumped up by the imposition of late payment penalties, etc.

The money lenders operate on the basis that the borrower will not fully pay off the loan and they will therefore gain the property at a knock down price. That is what happens, more often than not.
