Buying a leased land for 30 years and building a house

I lease a half rai with a 5 bedroom/4bath house for 5000 a month.

Don't need anything but a rental contract. I pay six months in advance.

Just don't build. So many empty houses to choose from...(at least here in chiang mai)

I had a big multi story commercial property in the heart of Phuket Town. It was cool when I had old friends visit me from the States, Canada, Europe and Australia. But when I was just living there with my girl, I found we just used one big open plan room, one bathroom and a kitchen. Having a 5 bed 4 bath house for two people is ludicrous. Especially if you are in retirement mode. I will never do that again.
