Village Maintenance Fees - What Do You Pay?

We had this problem a few years ago. The manager went to the local government office and now every year, logs the money the deadbeats don't pay onto their chanote. When sold, they will have to pay us first, with a 1%/month interest charge. After doing this, we only have one house that isn't paying. We offer discounts for paying on time and for paying the entire year. And we negotiated discounts with the deadbeats, so they paid up.

That's an extension of the procedure that applies automatically in condo buildings: you cant sell without a debt-free certificate. Good idea to record the debt at the land office.

Rather than offer a discount for early paying I would be inclined to impose a stiffer penalty for late paying as it keeps the books in better shape. Also no deadbeats would get any discounts from me: just ever-increasing interest penalties. Take no prisoners!

Got the same problem in our village. The biggest house on the biggest land with two expensive cars (Thais) refuses to pay the maintenance, there's a couple of unoccupied houses where owners (Thai) won't pay, but the majority (falang) still pay because they don't want to see the village deteriorate into a shithole. We just have to suffer the flies in the ointment, it gets right up my nose that these bastards are getting a freebie, but that's Thailand.

Have a meeting and deny the non-payers access to the common areas and services, and sue them.

Thais only get away with this crap because no one ever

forces the issue here.

That's the risk you run, or even worse, somebody shoots, knifes, or beats you to death.

East Pattaya on the Hill with sea view. 200+ houses priced from Baht 10,500,000 to 95,000,000 8 years old and still building.

Maintenance is same for all at Baht 3.00 /m2 per month so for our 1,140 m2 plot it is Baht 3,420 month.

Includes Garbage and garden waste collection daily, street lighting (electric), security manning barriers at two entrances and patrolling village 24/7, large saltwater pool in cleaning and maintenance (hardly used as everyone has at least one pool) gardening of verges, common areas and watering daily with truck. Maintaining roads and infrastructure.

Only thing missing is that they have not finished our clubhouse yet.
