Settlement at amphor

Hello all

* About to settle on debt free house(in Moo Baan) valued at 3,000,000 bht for my 7 yr old son

* Bought from Developer who i suspect has owned land for more than 5 yrs

* Was told fees are 75 000 & had agreed to go 50/50 of all taxes

* i know that i have to pay 0.5 perc Stamp duty & am also suspecting the Tranfer fees are now 0.01 perc down from 2 perc

- To me the 75,000 is 2.5 perc of original purchase price (from what i read i think they take it of land value)

- Am going to Amphor on the 3/2 without Lawyer

Have read a lot of threads on this but thought i would put my own scenario just to clarify things

? Does this all sound ok - would like to go in with the maximum knowledge i can

I would like to thank all who have helped me before

PS: Is our Son required to go to the Amphor as well

Are you buying a property? If so, you need to go to the Land Office, not the Amphur.
