February 26, 20179 yr My wife wants to buy our condo. We rent at the moment. The owner at the moment is Thai but before that I think it was a Belgian. How do I tell if its a 'Thai' condo or a 'Farang' condo. If its a Thai condo we will put it in her name, but if a Farang condo it will be better in mine. When I die it will be easier for her if its in her name but if we want to sell before that it will be better in mine. Any advice on this would be appreciated.
February 26, 20179 yr If the current owner is Thai then the unit is Thai. You can ask at the front office whether the building ratio is full (49%). If it isnt then you can put it into your farang name when you buy. If it is then you cant. Costs are the same. Not all buildings in tourist areas have a full ratio, though the more desirable ones generally do. And in those buildings a farang name unit is usually easier to sell and may get a better price.
February 27, 20179 yr As mentioned, ask in the building office. They have to know which units are Thai quota and which are Foreign quota to be able to calculate the ownership ratio.
