Oh jeez. I've heard this before. The seller pays the commission. That's it. In many places in rentals the owner or property management pays the agents commission as well ( in most places this is the norm) you also can find " no fee " apts. Now your next theory will be that the rent is set higher to off set the fee!! Your theory about more $$ for sale bigger commissions is laughable as well. Let's take Thailand for example you ask 4.2 million and offer is 4 million. Now to get this extra 200,000 the agent and seller are in cahoots to screw you over. Ok so 3% of 200,000 baht would mean the agent gets 6,000 baht more which is MORE than likely also split with the house/ broker!!! So depending on the agents commission structure they get maybe 3 or 4,000 baht more only!! Hmm would not the agent just convince the seller that 4 million is a great offer and they should take it? Then just move on to next sale. Many condos are also well priced or even underpriced. Maybe you should offer a higher price? Happens in the West a lot. There is a value in Real Estate. The commission is paid from the seller to the agent. It comes from an AGREED TO PRICE BY BOTH PARTIES.

I'm not a Trump supporter but since even CNN can actually have several stories about Biden's let's say issues/ problems there is no reason it can't be done here sometime. It's always the same six people it seems. Never ending. Boring. It's important to discuss an 81 year old man who has been having absolutely worse cognitive issues as the years progress and who wants to be the President of the USA until Jan 2025. What solution to this will actually be the biggest issue in politics in the next three months or so. No one else but a better choice should be the alternative topic. Not DT.

You could certainly find different and better people to engage with. Give it a try. With good ones there are way more interesting mind expanding experiences to be had than politics. Might be a good idea to stop thinking about yourself as a country. The " we" in your above post is telling. Now since you may be Canadian again what wonderful things can you discuss about Trudeau?

I lived and worked in Japan for two years. If you read the post the Japanese man was in Thailand a long time. I bet he even spoke Thai and if he was here for sometime he probably should. "Thai taxi" is the easiest and most important Thai to learn when visiting here a lot It helps. You know what's a REAL crime? The price of a taxi in Tokyo bud! When a red eyed appearing to be drunk taxi driver is flagged down by you next time and he rolls the window down to speak with you please say " sayonara krub "!!

Yes I believe once in 8 years to one poster and this Japanese guy ( who got in cab with red eyed drunk cabbie) is unusual. Very unusual. The Japanese guy is a fool for even speaking into a half opened cabbies window! Thousands upon thousands just this week have taken taxi rides with no knifes out buddy! Exaggerating on this forum is full blown. Something happens once it's like it happened dozens of times to some posters/ readers. Something happens twice and folks like you come and text what you did above.

Yes easy way to get the TM30 at Hua Hin but now they are just asking to see your room key! Mine was in my room last time but they took a post card I had from hotel and someone else there approved that. I had my hotel receipt and also a list I was on with other foreigners in the hotel ( these things the hotel gave me) but they didn't ask for anything else. I still don't think I have ever been given a copy of my TM30 in Thailand ever. Even though I mention it. I have never seen a copy posted on this forum that was not a copy that someone did on line only. For some reason a " screen shot" picture or a copy ( picture) of a TM30 from a hotel that is required by some IO offices has never been shown on this forum but constantly discussed. Anyone have a real hotel TM30 copy that can be posted?

Your point is somewhat understandable by some. But it opens a Pandora's box in reality. But your comment on Rolex itself is pretty lame. Good for you. My only Rolex a Pepsi sub mariner from 1989 is worth 15k now. Purchased used 25 years ago for waaaaY LESS. "Perfectly good watch comment is truly priceless!"

Why not do the 60 day TR then extend 30 days in country. Then go somewhere else a week and come back to Thailand and do 30 days visa exempt and extend that 30 days? That's 5 months and one week length of time. Not sure why Laos and Cambodia seem to be popular places outside Thailand. The fares are so cheap to and from Malaysia and Vietnam now $40/50 USD each way or less. But for Vietnam you may need a visa which is easy to get but allow 10 days to get it just in case they need additional info. If you don't want to get a visa to travel then Singapore , Taiwan, Hong Kong, Japan and Korea are options too. Seems it's not necessary for you to get a second 60 day tourist visa since you don't even plan to stay much over five months.
