  1. It's difficult to predict about the future, including weather. You can have two wonderful dry calm weeks with sunshine during the monsoon period, and you can have two awful stormy wet weeks, and you can have something in between with mainly some showers - just one shower might count as a day with rain in the chart...????

  3. No, it's not rainy season on Samui in August and September. The monsoon season with lots of downpour begins in October and lasts until end of December, some years until mid January... It's rainy season June to October in other parts of Thailand...????

  8. It's fair enough when it's free competition; the basic regulation shall be the same for all, so either all can do commercial person transportation in private vehicles, or all shall do it in licensed vehicles with hopefully both security checks and insurance cover...????
  9. 3 pm. Lots of pedestrian travellers and full to the edge of cars. Most of them must have been without pre-booking. I didn't have any, I came 45 minutes early, was number four in the non-reservation row and among the first third of cars driving onboard...????

If you come without reservation, come about one hour to 45 minutes before departure - I did a return trip yesterday Samui-Donsak-Samui by Seatran without bookings, no problems when arriving about 45 minutes before scheduled departure - ferries are full at the moment, also with many pedestrian passengers, last ferry from the mainland departs at 5 pm...????
  11. 1. Do the rules of one land office differ from province to province in relation to this issue? The might do. 2. If an attorney prepares a contract, is it solely between my child and the. seller? Can a child sign a contract if under 10 yrs old No, a minor under 20 needs a guardian to sign. 3. I assume my wife has to be there at the land office to approve this and sign forms? A guardian for the child need to sign all documents, it might be a question who is accepted as guardian. In some cases both parents are needed to sign on behalf of a minor, in other cases just one parent. Check with the local land office what they demands. 4. Should I put my name as designated 'house manager' in the contract. I thought it would be a good idea as then I can show this to the amphur office if need be. House manager - i.e. Master of House - is the person that can approve whom to be registered in the house book, it's not the amphor, but the tessa ban office that deals with house books. Being house manager got nothing to do with ownership or power of attorney. 5. If I arrange the bank draft from my money I assume no issues? Ive heard they can make me sign a letter at the land office stating that the money didnt come from me only the wife. Is this correct? i.e. no B.S rules as to where the funds come from the same as buying a condo? If you think of payment for the property, then it's something to negotiate with seller, some may wish cash, others may accept a cashier's cheque. Land office normally wish cash payments - or like - for transfer fee and stamps; normally sellers pays tax. To my knowledge, it's only when a wife to a foreigner buys property that some land offices requires a statement that all funds for the property originates from the wife. 6. Does the tabian bahn go in my childs name? What about the house manager issue? How does this work? House Book follows the house - i.e. "house" book - it's not a proof of ownership. Master of House / House Manager, see #4. 7. Can utility bills be put in my name if Im the 'house manager' If you mean bill for electricity and like - including deposits - they normally need a name that is registered in a house book (the person needs a registered address), to my knowledge and experience it does not need to be the owner of the property. I have no knowledge about, if a minor can be registered as responsible for paying the bills. Be aware that in the moment the property is transferred to a minor, contracts and servitudes - herunder lease, usufruct and habitation agreement - might not be able to be registered; i.e. make all such contracts with seller before transferring the title deed. Furthermore the property can normally not be mortgaged, neither sold. ????
  12. Some requirements vary from province to province, like "medical certificate". The Immigration I use is know to be one of the most strict. so not all requirements might apply everywhere, here is their list...

  16. 1. You are in principle fully income taxable when you reside in Thailand for 180 days and more within a tax-year, i.e. calendar year. All personal income is taxable; including foreign, but only as long as the foreign income is transferred into Thailand during the same calendar year as it's earned. Some people don't transfer their foreign income before next calendar year, then it's converted to savings, and savings are tax free to transfer into Thailand. 2. You'll have to pay a fine plus interest. If you have no income, you can easily file a "0 income tax return". 3. Interest from bank accounts will be withheld taxed by the banks by 15 percent. If you accept that tax, you don't need to do any further. You can however choose to declare it in the tax return form, if your total taxable income will be taxed at a lower percentage, and thereby declare already paid tax to be "returned" or reduced.   17. If you are looking for buying a second condo as investment for renting it out as holiday let, you shall really check the market. Don't expect the property to pay you advertised returns. Your spare money might be better invester in something else in Thailand, for example find some stable stocks that pays a regular high dividend, so you keep your money and outcome in the same currency, as they are going to be used in...????
  18. It's unfortunately often a case in the traffic with motorbikes taking over fast on the inside or in the shoulder of the road, without caring that there might be a reason why a car has slowed down or has stopped. Be careful out there.

  21. Indeed it is a golf ball detector, before it was re-launched as bomb-detector... This confusion may be explained by the similarity of the two devices, as they have a common ancestor in the Quadro Tracker aka Gopher Golf Ball Finder. But they were manufactured by different companies and sold to different countries. The main market for the ADE651 was Iraq, and for the GT200 it was Mexico and Thailand. I'm not allowed to link to source in this forum, but you can find it under the title "The GT200 on trial" in the Google-search HERE, which also unveils numerous other articles about the gold ball detector's new life as bomb detector...????
  22. Dual pricing is okay in my view. Many Thais cannot afford a high price, and foreigners have a choice between paying the fee - most of us can survive 100 baht, or even 500 baht at Grand Palace - or staying outside and save the money...????
