Check that if you cut half of the trees, the remaining half might grow fatter. I was once told by wood experts, that the could easily control the trees growth depending of how close the planted the trees. The grow rate would constant, but if tree stood close, the would grow high, while if the stood wide apart, they would grow fat. -

Yes you can – a foreigner can own a house, I own my house – but you cannot declare buying house & land, as you cannot own the land under the house, if you haven't entered on a 40 million baht investor visa. If you however state "buying property", it can both be condominium and house... -

The sales proceeds belongs to the company that owns the house. Taxes at Land Office shall be paid first. Then you can take funds out of the company as dividends to shareholders of which tax shall be withheld. The payout to your shares is yours; don't forget that you can only own 49 percent. There is a limit of how much you can transfer out of Thailand without declaration. It's normally advised to keep the incoming transfer's declaration from Bank Of Thailand – state for example investment or "buying a house" – as you will be eligible to transfer similar amount out of Thailand. A better way might be to lend the company part of the sum for buying property and be eligible for being paid back upon sale of property. You can have the loan declared as a servitude. If you are paid interest on the loan, the interest is taxable in Thailand. The sales proceeds exceeding the loan value however still belongs to the company that owns the house. -

That is correct, but you need a document/letter from tessa ban to bring to the amphor, when applying for a pink ID-card for aliens. And it's the same other places, but tessa ban and amphor might physically be in same location, so it might be percepted as two departments in the same district office. -

I live beachfront and has a well without salt water. If a beachfront well is too deep the water can become salty. Otherwise it has to be a very deep bore, like my neighbour has. However, the sandy soil gave other problems with water quality; today I use hill-water from a tank-truck...???? -

Amazing Thailand; same-same, but different: Where I live I need to go to the tessa ban-office to get building permission and house book, and to the amphor-office to get an ID-card – however, need a letter from tessa ban, as I'm an alien – and to pay my income tax, but not property tax, that's to be done at the tessa ban's revenue office... Tessa ban also takes care of maintenance etc., which was not relevant to mention here; however electrical supply is done by PEA (Provincial Electricity Authority). To say it simple: Tessa ban takes care og local things, like building permissions, house book registration, local supply and maintenance; Amphor takes care of nationwide stuff like ID-registration, income tax and Social Security.. -

Might be placed together some places, but it's still two different government functions. Tessa ban is for example where building permissions and house books are issued, whilst Amphor is ID-registration and income tax (not property tax). I mention it, so OP can be guided to the correct place – where I live the two offices are quite far from each other...???? -

For a new built house you don't get a title deed – you need permission from owner and building permission as proof of ownership – but when a house with separate owner is re-sold, such a deed can be issued. No, no need for that, just a permission from the owner is needed; preferably a superficies servitude. However, it's wise to a have a long lease or other fairly safe document, when "investing" in building a house in Thailand...???? -

To my knowledge, it is always the local tessa ban-office that issues house books, whilst the amphor-office issues ID-cards, including the pink one for aliens...???? -

No, you cannot have the house registered in your name as owner. To do that, you need the house to be separated from the land, which is a process that begins before a new house is built. You need a permission from the land owner – which preferable should be a superficies servitude – and building permission issued to your name, architect drawings containing your name, and all building contracts and payments with your name on. However, you can apply for being resident in the house and be registered in a yellow house book for aliens. You need permission from the house owner and register at the local tessa ban-district office. Check with the office first, what they need of documents and eventual witnesses; there can be huge difference in that. You will always need a certified Thai-translation of your name and passport's name page. I own my house and used the above process. As house owner I'm the only one that can approve names in the house books, both blue for Thais and yellow for aliens. In my case, being registered in the yellow house book was quite a complicated process, which besides the little costly certified translation of my name – several pages, mainly with the translators certificates and official rubber stamps – needed two Thai witnesses that know me to be present at the tessa ban-office – one neighbour and one government employee – to justify that I was me; a quite long interview about why I wished to stay in the house, where a translator was permitted. It was almost like applying for permanent citizenship, apart from I didn't need to speak the Thai language, and I didn't need to sing the national hymn acapella (the office staff shall be happy for that)... Others have however, in other provinces, more or like just walked in at their tessa ban-office and got a yellow house book registration... -

If changing from 800k baht deposit method to monthly transfers, you'll need 12 month of minimum 65k baht transferred each month. Using 800k baht deposit method, you need 800k baht ion your deposit bank account two month before applying for extension of stay and three month after granted extension of stay. Thereafter the deposit can be lowered to not less than 400k baht, but must be topped up again to 800k baht two month before next application for extension of stay. If the combination method is accepted by your local immigration office, the bank deposit shall be of at least 400k baht, while the remaining amount can be monthly transfers.

You can obtain a non-immigrant O-type visa either from Belgium, which will give 90 days of stay in Thailand, or you can enter visa exempt with a 30 days stay and after two weeks apply for changing from visa exempt to non-immigrant O-visa, either based on marriage to a Thai or based on retirement, if you are 50 years or older. When apply for non immigrant O-visa in Thailand you need to have fund deposited in a Thai bank account, either 400,000 baht for marriage or 800,000 baht for retirement. If you apply for the visa from your home country, you will need to show financial status, but don't need a physical bank deposit in Thailand. However, you might need it later. When entered on a non-immigrant O-visa you can get your stay extended for one year. That will be a repeating annual procedure. If you wish to start a business in Thailand, you cannot use extension of stay based on retirement, but using marriage to a Thai, you are eligible for a work permit. Be aware of, that you need a Thai partner – who can be your wife – a minimum business capital, and 2-4 Thai employees for one work permit for a foreigner. Your annual extension of stay can be changed between retirement and marriage upon renewal, but the procedures are little different. In my opinion, retirement is the easy procedure – but requires a financial status of 800,000 baht either as income or in bank deposit – while extension of stay based on marriage requires more paperwork, but only 400,000 baht in financial status. You can be partner or shareholder in a business – including a board member director – without a work permit, but then you cannot do physical work, apart from board meetings and signing high level documents.

When you stay more than 180 days within a calendar year (= tax year), you income taxable in Thailand. When you stay less than 180 days in your home country, you might be partially taxable or limited taxable there. Your country probably has a Double Taxation Agreement (DTA) with Thailand, so you are not double taxed of your income. A legal trick is to live from savings when staying in Thailand. Money earned abroad is income taxable in Thailand when transferred into Thailand, but only if it's during the same calendar year as they are earned. Savings are not income taxable in Thailand. The trick is to keep foreign taxable income abroad until the following calendar year – or any later year – before they are transferred into Thailand, as they by then are magically transformed into savings...????

We unfortunately have to get used to cashless society, just like in my Scandinavia home country – I have a feeling that the taxman there is quite happy to have everything stored in the bank account data... – I however also prefers cash in my pocket, but realized that my neighborhood is going down from 7 ATMs close by till only 2 ATMs within healthy walking distance. But always look at the bright side of live: I get good exercise...
