To my knowledge the device was originally launched as a golf ball scanner, in theory not much different from using a pair of wire hangers to find water and various underground grids like Hartmann Gitter. Cutting wire hangers would be cheaper and probably equal efficient, perhaps even more efficient if the person using the wire hangers has extraordinary abilities; it's actually quite fun to try it, you might be surprised over your abilities...???????? The Guardian for example wrote... Ten of the 12 water companies in the UK have admitted they are still using the practice of water dowsing despite the lack of scientific evidence for its effectiveness. The disclosure has prompted calls for the regulator to stop companies passing the cost of a discredited medieval practice on to their customers. Ofwat said any firm failing to meet its commitments to customers faced a financial penalty. Dowsers, or water witchers, claim that their divining rods cross over when the presence of water is detected below ground. It is regarded as a pseudoscience, after numerous studies showed it was no better than chance at finding water.   3. Suddenly I was in party-mood and snapped a photo or two with some impressions from the area between 0.30 am and 1.00 am...???? Black Bamboo was busy as always at 0.30 am... Also some action in soi Black, but it might be little late for bar visitors... The beach road had some more late life than before, but still not up to what it once was... They are giving Henry make-up, so he will probably soon, and as advertised on the sign, have some "sexy cow girls" and "free pools" back in "Africa". The soi is otherwise quite busy, which also can be seen from the number of parked motorbikes... Business almost as usual for the clubs in June, as the international high school kids seems to be back on the usual annual party-trip to Chaweng Beach... Green Mango Club was crowded last night at 1 am - and so was the soi in front - but still only with the front sound-stage open...

  5. There are two Thai live music places by and near the lake, Old School on 2nd road at the corner to crossing to soi Reggae, and Ma-Ha-Te on the soi from the Ring Road down to the Central-roundabout. Both places are normally packed with partying Thais.
  6. All of GMC was open for the Carabao concert from 10 pm to midnight, that's why people were queuing up early to get their pre-ordered ttickets, i.e. armbands. I unfortunately haven't found time to get there since Sunday the 22nd, so I don't have a full up-to-date status, but who knows, I might suddenly show up in party-mood and perhaps snap a photo or two from the area...????
  7. Green Mango Club on Sunday a week ago, queue at 9.30 pm to get inside... And inside around 11:30 pm, cool venue...???????? I however don't snap photos every time I'm allowed out in the nightlife, but I took this at end of April, almost too many for me, not much space for my dancing...???? Still only some clubs, pubs and bars that are open, but those open seems in general to do okay, except for a few beer bars that appears empty when I pass, however I might perhaps pass too late to experience the exciting moments...

  10. I was considering a 32" curved monitor, but it seems like some pixels might not be working due to the curved screen and that kind of failure is not under warranty. I instead bought a flat 27" Philips monitor instead of my flat 24", and that is very fine. It's said that too large monitors fairly close makes it difficult to view the screen without moving you head; I tried using a 32" TV as monitor, duplicating the normal screen, and yes, it can be too large on a desktop. However it's a personal subjective impression, we are all different...????

If your house is for residential use, i.e. the owner of the house is registered in the blue house book, then you should only pay tax of the land, if land is not owned by a Thai national that lives in the house. Residential use of a house is not approved by the land office, but by tessa ban. Your building permission and house book is issued by tessa ban...????
  13. If you stay more than 180 days in Thailand within a calendar year then your are tax-resident in Thailand.
  14. To my knowledge it's not the Land Department that register houses, it's tessa ban, the office that also issues building permission, and a house number, and a House Book. You need at statement from tessa ban if the house is used as primary home to bring to the revenue office for tax calculation; however, if the house is primary used to be rented out, it's business tax ("other use"). I've never registered my house at the land office, everything has been managed by tessa ban, including statement for being primary home, or residential use by the owner. The revenue office knew well about the house, but not the status as being a primary home, there is a reasonable large tax-exempt for a building used as primary home, and even larger if the house and land has same owner. Long term rent - i.e. lease running for 3 years and more - and separate house ownership from land for a house when changing owner (the house need to have building permission separated from the land owner), needs to be registered at the land office...????
  15. Actually the revenue office should have their calculation ready in February, I found this about payment of the new land & buildings Tax... When is the tax due? The local government authorities shall notify the taxpayer of the amount of tax to be paid by February of each year. The taxpayer must pay the tax as stated in the notice by April of every year. The notification should include a list of the land or buildings, the appraisal value, the tax rate and the amount of tax payable. Source link HERE.

Asger Aamund, of Bavaria Nordic, the Danish medical company with the only approved monkeypox vaccine - two strains of monkeypox, a mild one with a very low mortality, which is the one that is spreading at the moment, and a quite severe, but rare strain with a mortality up around 10 percent. Normally monkeypox is contagious from animals to humans, but now it's also spreading among humans. The fear is, if the two strains of monkeypox might migrate, or the virus could change to become airborne. The vaccine is efficient against both strains of monkeypox, and also other strains of pox.

  21. 2 million baht for 7 rai is 285.000 baht per rai. It might all depends of location, but chanote-title farmland might more likely be in the area down to 100.000 baht a rai when facing public road with electricity, but some locations might be more attractive than others. If the land is going to be used for farming, the price seems high (i.e. too high) from my point of view...

  23. @ding, be prepared that beachfront villas for long term rent could be in the level of 60,000 baht a month for an old house without pool - such a house needs a good hand before it's worth living in, there are a couple close to me, but they still get quickly rented out, because it's cheap for the location - and from around 100,000 baht a month (normal short time price would be 125,000) for a newer small two-bed with a tiny pool. More luxurious beachfront pool villas comes at 15,000 baht (or more) per day (cleaning may be included), but might probably be negotiable for a all-year-rent discount. You can rent nice sea-view pool villas on the hills from around 70,000 baht - or perhaps even less - per month. When living in the hills you need transportation, and then it's worth also considering north coast or western view, as @Tropicalevo suggested. In general good areas to look for hill villas are Lamai and Chaweng Noi, both facing east; Plai Laem or the whole "Big Buddha peninsula"; Bo Phut hills and Bang Por hills, both facing north. There are some major hill developments on the south-western part of Samui, but I'm not familiar with any details...????
