  1. Definitely a scam. Like you said, not normal at all for Vietnamese to randomly stop foreigners to show them around. Maybe a pig butchering scam or take you to a restaurant where you'll be charged huge prices and she gets a cut etc.
  2. Not a dig at you but it seems like you are making things more complicated for yourself than necessary. You said you live in Jomtien, just pop by, bring every single document you think they might ask for and do your first TM30. They'll advise you of any possible issues that might arise like the condo being a double unit etc..

Completed TM30 form Copy of Passport Copy of a household registration book (ทะเบียนบ้าน) or title deed (โฉนด) Copy of sale contract Immigration will not let you do more than one TM30 at the same time even if you rent/own and stay at multiple condos/residences at the same time. Just one is enough.
  4. You don't need to wait but you will have to go to Chaeng Wattana Immigration in Bankok once your Elite Visa is approved to get your visa sticker and one year stamp. Much easier to have it done at the airport upon arrival if you have the option of waiting for approval.

  6. This is correct, and it's not new. If you are converting a tourist visa etc.. to a non-ed while in the country, you can only extend your stay for the maximum of one year from your latest arrival stamp.
  7. Going by the facebook screenshots, looks like it was switched to Taxi which gives estimated fares but still not sure why it was so far off the estimated 300-400. I use Bolt all the time and never choose Taxi and the fare is always what it says it will be before confirming the trip.

  9. In my experience, there isn't really a proper prescription system in place in Thailand. It's either available at a pharmacy without a prescription or it's hospital pharmacies only after seeing a doctor (benzos, opiates etc..). Of course, there are pharmacies that will illegally sell you medicines that are supposed to only be available at hospitals like benzos and opiates.
  10. The article says the hotel offered up to 100k baht refund for any medical expenses that can be proved with a receipt. No compensation at all for almost dying by electrocution which has unfortunately happened to tourists in hotel pools before.
  11. There are multiple ways. When you log into most websites, many details are shown to the administrators that can give it away like timezone, the IP being used currently associated to a VPN company etc..
  12. I had to do the same when I used an agent for my one year Elite Visa extension. Had to go all the way to immigration just to take a photo in front of it and then went right back to my condo without stepping foot inside immigration.
  13. Bangkok Bank is good. I've heard that as long as you have over 30 days remaining on your permission to stay, you can open an account. That said, some branches seem to have their own rules and either might refuse or ask you to purchase expensive insurance first. If you run into issues like this, there are agents available who can help, for a fee of course. TikTok services, Mot's services, VIP VISA and I'm sure many others. There also have been crackdowns lately due to many accounts being used for illicit purposes. Wise works just fine transferring to Bangkok Bank, use it all the time. Good luck!

  15. As I understood it, you could no longer hold a balance or link a Thai bank account if you are not Thai but could still make payments with a credit card. I just use my Canadian PayPal account in Thailand now so my knowledge on Thai PayPal accounts for non-Thais could be outdated.
  16. I've been living in Thailand since 2019 and have been using my Canadian PayPal the whole time without being geoblocked. Not using any VPN/VPS/Proxy etc.. either.
  17. No need to resort to violence. If Thai girlfriend wants him out and she solely owns the property, try the police. Maybe police can be incentivized somehow to remove him. But again, unless it's in self defense, don't touch him. Even in self defense, it's risky for you for the reasons others have said.
