Land prices vary from place to place. Asking here what the price is in different locations will not help you validate land in your area. You could drive around your area looking for "for sale" signs and can to check prices relevant to you

Here's my original reply. Try to read it all. However, it is not legal even for Thais to carry a gun unless they have a permit. Most Thai people with gun permits have a permit to own and keep a gun at a registered address which is usually either at home or the workplace. Permits to actually carry a gun are very rare, come with so many restriction that makes it just about worthless to legally carry a gun. Moreover, the government recently announced that no new such permits will be issued for the time being and many of the existing permits are being withdrawn.

Years ago my bank offered me to keep incoming transfers in the original currency which was mostly USD in my business account . I can keep it as foreign currency for up to 364 days and then it would be transferred to the savings account as THB. When I asked if I could use these funds to transfer overseas the answer was it would have to be exchanged to THB first at the bank's buying rate, then converted to USD using the bank's selling rate...

That's normal. And the fact the seller will show you the docs on a video call but not send you picture makes sense as well because you can manipulate photos and use them wrongly. Make the call, make sure the owner has all relevant docs, you can also ask him to show the car and then match the reg. Number to they docs. Eventually you'd have to go there in person to see the car, or send someone on your behalf

If you have a first class insurance it shows how much you'll get in case of total loss or if the car being stolen. Take about 10% off this number and that's as a rule of thumb what you might get for the truck. It might be lower if the model is obsolete.

Do TV Soundbars Help Hard of Hearing?
Lately I prefer the sound of my laptop, so I hook it to the TV using HDMI cable but have the sound out of the laptop which is clearer. If it is noisy I connect my hearing aids to the laptop and that improves.

I'm not sure you're right about it, especially since the 🆔 number used on the license is your passport number which changes every time you renew your passport.

Basically if it expired over 1 year ago you don't renew the old license, you are actually starting fresh. If you have a valid license from your country (if a non English speaking country you also need an IDP) you can convert that license to Thai license which is a bit simpler and easier than starting fresh.

This all should be done by the hearing aid. Modern hearing aids don't just amplify sounds, they are set according to what you refer to as the sound map of your ears and correct the needed frequencies as per that "map". If you're wearing hearing aids and still can't hear properly it would mean you are either using off the shelf low end aids or your hearing aids were no configured properly.

I schedule two bank transfers every month
I don't have any regular transfers but I do get swift transfers from tinder to time. Most times it takes 1-2 working days to arrive in my account. Once it took less than an hour to arrive, but a couple of months ago the transfer was lost somewhere on the way so after 1 week the sender cancelled the transfer at their end and wired the money again and it arrived a day later. So basically what I'm saying is that there are some variables we can't control not predict.

Personally I prefer to pay by credit card, but it costs money to the business accepting CC's, so small businesses prefer not to accept them. Paying with the bank app is also very convenient. No need to check if you have cash and how much, no need to go to the ATM to get money every time you want to buy something, and no need to count your change. I understand that governments have more control over us the more we go digital - not only digital payment, but any type of digital, and I don't like it, BUT - that IS the future all over the world and the earlier we learn to use it - the better.

Beware scammers in Chiang Mai
First time I got this call was a few months ago. Asked them many questions till they hanged up. Then I called the PEA that said they know nothing about change of a meter and that it was probably a scam. 2 days ago again - a woman called to inform me they are going to change the meter. I forgot about that other call from few month ago and argued with het asking why I need to change the meter. She said they are going to come at 2pm (it was around 11am when I got the call) and said I'll have to pay for the new meter. I simply told her my meter works fine but if they want to change it free of charge they can come, but if I have to pay for it - forget it. She hung up and of course no PEA technicians came to replace any meter.... No, it's not a good idea. I sometimes get calls from my bank (real, not scams) from numbers I don't know. Messengers with deliveries, calls from overseas with unrecognizable numbers. Best is to answer the call and keep in mind not to volunteer any information not meant to be shared over the phone and definitely not transfer money to someone you don't know.
