  1. What is your budget per night?
  2. Am off topic post has been removed.
  3. An off topic post has been removed.
  4. Everyone's correct post count is displayed on their profile. The issue we have is that the achievement index is not recognising these posts and as such is not awarding the correct ranks. I do not have an estimated date that this will be resolved as it is an issue which needs to be fixed by the forum software vendor. A support ticket with them has already been opened.
  5. A post has been removed. Please do not publicly speculate on who the potential murderer was. Defaming other people in Thailand is never a good idea, and Asean Now really does not want to be get involved with defamatory statements.
  6. You can read all about it here:
  7. @IslandLover Nothing has changed with reference to editing posts. As mentioned above, you have a 30 minute window to edit your post after submission.
  8. Off topic posts and replies to them have been removed. Gentlemen, if you wish to have a one-to-one conversation please PM each other instead of derailing a topic.
  9. Thank you for all your reactions. Uniquely, I have managed to achieve all seven possible reactions in the same post. It's been emotional.
  10. The re-indexing finished about an hour ago. We are having a couple of issues with the post counts and badge awards, so the achievements are not going to be displayed until this issue is fixed. At the minute we are back to the old-style display of information on member's profile pages.
  11. Recently we have been trialing changes to member reactions. We have listened to your suggestions, and after discussion it has been decided that ALL reactions are going to be available for member use. Welcome back Sad, Confused and Haha reactions. However, there are some changes that you should be aware of. 1. When you give a reaction it will be anonymous. Members will not be able to see who gives a reaction. Importantly, however, moderators and admin will be able to see who gave a reaction. 2. Misuse or abuse of reactions could result in the member losing their ability to use reactions temporarily or permanently. 3. Forum Rule 11 has also been amended to state: We hope you will enjoy the added functionality and we look forward to even more interaction from our members.
  12. Comments regarding Ad Blocking have been removed. From the forum rules: 22. You will not discuss methods of bypassing or blocking advertisements on ASEAN NOW, other websites or circumventing any censorship of the internet or other communications by lawful authorities.
  13. Q: They cannot lease out this entire parcel legally, right? A: They cannot lease out public land as it does not belong to them Q: Is it a criminal or civil offense if they did anyways? A: It depends on their intent, and who can prove what was in the lessor's mind at the time of signing the lease. Perhaps the lessor just forgot and it is a misunderstanding. Q: Would it be a bad idea to build anything on that land? A: Yes because then the lessee puts themselves in a situation where they will have to pay and to keep on paying for people to look the other way. The more successful the lessee gets, the more they will have to pay. Q: Would it be a good or bad idea if someone pays the Orbortor to look the other way, and grant a permit nevertheless? A: A bad idea. First you will pay the orbortor. After everything is complete and all the money has been spent you might well get a visit from the Land Department. And maybe then from the police. It just goes on and on. Q: If doing so, who should be liable to pay that -- the leaser or lessee? A: Unless otherwise stated in the lease then the lessee is always liable for payments relating to work they undertake on the land. Try and design your build around the public land. Allow for it if possible. I have seen areas such as this used as car parks or green spaces. Clever planning can help a lot.
  14. Here is the pdf linked to in the above post: next_of_kin002.pdf
  15. Some IP ranges are blocked from accessing the forum. If you have the ip you used we can check this for you.
  16. The National Credit Bureau stores information for 3 years. That's not a particularly long time if you have defaulted on debt. By the time this law would be passed and effective the reason for it's existence (debt default due to the pandemic) would not exist any more as all pandemic related defaults would be more than 3 years old.
  17. This will change as the re-indexing continues.
  18. From what I have read he is 48, so that means release at 78 at the absolute earliest. I doubt he will ever be released, even if he lives that long.
  19. If the lease is correctly registered on the back of the land title deed (as is required for any lease over 3 years in duration) then you will have a real property right. This means the executor and any beneficiary of the deceased's estate will be bound by the terms of your lease. You will be able to enjoy the land for the full duration and for the same cost as agreed in your lease.
  20. That's a good question as there are currently two processes running in parallel. When re-indexing was started the system noted the exact date and time. The first process re-indexes all site activity before this moment in time. The system does this because it would be a lot harder to re-index a constantly changing database. Concurrent to this process, any site activity that occurred after that moment in time is counted separately, and it is this data that is currently being used to display member's ranks. As an example I am currently an Apprentice Member as I have made somewhere between 25 and 50 posts since re-indexing began. Personally I would not design the forum software to work this way, but it's not something I can change. When the first process of re-indexing the historical database is complete the system will then add all site activity from the second concurrent process to the data from the first process and use the combined results to calculate and award ranks.
