  1. It would seem that there is no minimum age for a Thai to buy property, the 20 years of age comes into effect if they then want to use it as collateral or sell it, (then the legal guardian would need to approve). https://www.thaicontracts.com/ask/28-other-questions/62-is-it-possible-to-buy-house-in-my-thai-son-s-name-and-then-lease.html#:~:text=There is no law to,to accept or not transactions.
  2. " Partial hysterectomy or total hysterectomy. A partial hysterectomy removes your uterus, and a total hysterectomy removes your uterus and your cervix. Both procedures leave your ovaries intact, so you can still develop ovarian cancer."

  12. LOL, sorry, but that is nowhere near the same as the Vietnamese authorities recognizing same sex marriage. That is the British government recognizing it.
  13. No they don't https://en.wikipedia.org/wiki/Recognition_of_same-sex_unions_in_Vietnam
  14. Already clarified that it was a combination of husband's and wife's income
  15. Sorry, the combination was between the husband and wife, as stated in the above Para (6) (not the same as the retirement combination of income and bank deposit)
  16. Which part of the Immigration Act B.E. 2522 that I posted a link to did you not understand ? Section 76 Any alien, who fails to comply with the provisions of Section 37(2), (3), (4) or (5) shall be punished with a fine not exceeding 5,000 Baht and with an additional fine not exceeding 200 Baht for each day which passes until the law is complied with. Clearly states up to 5k fine AND up to 200 a day until you pay.
  17. Section 76 Any alien, who fails to comply with the provisions of Section 37(2), (3), (4) or (5) shall be punished with a fine not exceeding 5,000 Baht and with an additional fine not exceeding 200 Baht for each day which passes until the law is complied with. https://library.siam-legal.com/thai-law/thai-immigration-act-penalty-sections-61-84/
  19. Combination method for marriage extensions ended a good few years back.
  20. Sorry, but what on earth are you on about? It is clearly stated on the immigration website. Do you think the webmaster at immigration just makes things up and publishes them ? Immigration Act B.E. 2522 , Section 76 clearly outlines the fine for failure to do 90 day reporting (Section 37) https://library.siam-legal.com/thai-law/thai-immigration-act-temporary-stay-in-the-kingdom-sections-34-39/ https://library.siam-legal.com/thai-law/thai-immigration-act-penalty-sections-61-84/ I would say that the Immigration Act is a law or regulation ?
  21. From your link "If fail to notify and be arrested the fine must be at least 4,000 Baht. And with an additional fine not exceeding 200 Baht for each day which passes until the law is complied with."

  24. The HUGE difference between flying in and coming via land is if you are denied entry after flying in, the airline will have to fly you out again (at your cost), whereas at a land border if you are denied entry, you are just pushed back over the border (totally free).
