numbers will be up by at least a million at the end of the tourist season. elections planned for the start of 2017 high season when the real fireworks will start. going to take some serious number fudging to make things look rosy for that high season.

This nails it on the head as to expected returns on rentals. I have 7 rental properties in Thailand and won't acquire any more, and I can't sell until the market improves.

i had to do my whole licence here as well as they would not accept my aussie licence. i got a bit lucky and managed to pass everything. car and bike but i would not like to go through it again. like recom says the best bet is to find a driving school to get. think i can recommend you one if you are in pattaya that a friend of mine used.

do some research on teaching english in thailand if you have not done so already. lots of info on this website. if you have a good degree and can work at a private or international school you can do well. i have met many many guys here with no degree, working for govt schools for around 30 000thb per month and they are generally not very happy.

no point joining this discussion unless you are going to add what you believe is going on. would be interesting to hear your opinions.

it's not about either group it's about .................... and if you don't 'get' that then you either don't live here or just eat up the propaganda the Junta feeds you and the rest of Thailand
this coup is no different from the last one or the 20 before that. just men struggling for power and money. nothing to do with a certain figure head, who has no real political power, coming to the end of his life. nothing to do with yetis either. (<deleted>?)

well that all sounds very silly. thats exactly what this is about. 2 political parties and their power struggle. the yellows are People's Alliance for Democracy (PAD) and the reds are the People's Power Party (PPP) this is the real word for those of us who live in thailand not just some abstract internet discussion.
seriously if you dont know about this then you have to go do some serious research so you can join this discussion in a constructive way.

"the cops who are reds"? huh? evidence? or are you making it up?
what planet are you living on? you must be joking. the cops are reds. thaksin himself is a high ranking police officer who still holds his rank despite being a fugitive. chief of police wont revoke it because they are so buddy buddy. seriously, 4400 posts and you dont seem to have any idea what is happening in this country.

go learn something about Thailand and Thai politics is better than looking really silly
you think the reds would not bomb hua hin because every one of them loves the king. weak, very weak. so it was the yellows? very unlikely. more likely trouble makers from the south but they have never done anything on this scale. why would the yellows do something like this? they already have the power. this just makes them look bad. read the news, almost everyone including the cops who are reds think the reds did it.

My Thailand property gives me a better return than my Aus property, unless you own property here you are not qualified to comment period as you don't know, you do not need a work permit to own and rent a condo on a permanent rental basis using an agent, the annual fee's work out at one months rent.
i have owned many properties in thailand. rents did not improve over the 7 years i owned them and the value of them went down with time. the small amount of rent did not justify the hassle. i have relocated all my funds to new zealand where i can hold a portfolio of about a million dolllars on a 50% mortgage. my rental returns run around 7% and my capital growth is about the same, some years more.

Great if you are happy with getting USD5,000 net return per annum on your USD130,000 capital outlay, before depreciation.
minus agent fees and repairs and condo fees. probably not much left over at the end for you. can borrow against your 130k and buy in your home country. probably there you can trust your agent to look after the place and get some capital growth. why buy in thailand?
-
if you are not living nearby to keep an eye on it forget it. and forget air BnB. condo ownership bans short term rentals. not to mention there is quite a workload with running an air BnB rental.

What a bloody idiotic thing to say. The Reds are probably more devoted to the royalty than any of your Hi-so's. They absolutely wordship HRH. So the very last thing they would do is to bomb the Royal holiday home (Hua Hin) on the queens birthday of all days. Your suggestion is stupid and unthinkable.
who was it then? cops think it is the reds and they are reds.

of course it works, for general elections - a general was/ and again, will be, elected

Let's face it...they have nobody.
have they ever caught anyone who has done a bombing in thailand? seems they are more successful at catching foreigners at working without work permits. maybe an allocation of resources is required to solving more violent crimes.

well thats all very funny but i heard 73% of statistics are just made up.

they really should have made the reward a lot higher. a lot of cops dont get out of be for less than 500K, unlike a few of the local girls i know who will get into it for much less.

Gonna be an interesting election with 44 still in place: no political gatherings allowed...
well quite a few people on TV seem to think it worked for the vote on the referendum so why shouldn't it work for a general election? elections are just for show any way, not going to matter what conditions they are held under.

maybe i am painting too bleak a picture. i actually have a pretty good balance. many for my friends in their 30 and 40s who want kids but are having trouble finding a girl they can tolerate have said how lucky i am with my situation.

been here 16 year come here straight into a new relationship as i have not really ever been single, i just thought that was the way it should be for me.
a good mate of mine at the time said why would you want to have one girl here when you can have what you want when you want, i never got it for years. after 9 year in relationships i finally got it , been single for 7 year would not have it any other way best thing i ever done.
was single until 37 then had a son. tried to live with his thai mum which i found very difficult. found some even ground and as long as we have separate bedrooms and our own space it is quite good. my son gave my life more purpose.

Well the government really doesn't need to exploit the bombings as they have had the boot on the throat of the Thai people for a few years now and can keep moving the goal posts anytime they want to avoid an election but it is an excuse to flex their superiority and detain opponents.
All the rest is just pure speculation but for the junta lovers who let Yingluck live rent free in their heads it's pure heaven.
well put, a boot on the throat of the thai people. now the govt has a chance to leave article 44 running for as long as they want. if i was going to bet i would put money on the reds doing the bombing however it is hard to say for sure.

Red Shirts say there not involved, but then they threaten to sue anyone if they said they did. This is a Thaksin Policy!
The Red Shirts need to put on there girly panties and stop threatening to sue people. If there not involved it will come out!
This is Thai Politics! Most of the time a joke on it's people!
suing each other is the very hear of thainess. it is what the whole system is based on. you cant expect thais to stop being thai.

So no political gatherings until AFTER the supposed elections next year?
I would have thought that article 44 would become non-existant once the new charter gets it's royal endorcement, thereby replacing the provisional charter. Or have I missed something?
whats the point of having a political gathering? future elections are just for show. probably best for everyone safety if people stop gathering anywhere to avoid mass causalities from these bombings. this military dictatorship is going to cost many many innocent people lives.
Police chief says motive behind Hua Hin bombs still unclear
