  1. OP, you may wish to read this VERY detailed extension (marriage) at CM. https://aseannow.com/topic/1224751-marriage-visa-extension-guide-chiang-mai/
  2. Have a careful read of the OP in this thread. Specifically 2.2 https://aseannow.com/topic/1169664-thai-immigration-announce-changes-to-tm30-reporting/ There were changes to TM30 in June 2020. I'm not interested in what any random immigration office/officer makes up.
  3. Regarding the OP there is a need. The one year lease is irrelevant. He is exiting Thailand and will reenter with new visa or visa exempt stamp. He needs new TM30.
  4. Correct. However there are couple of rogue offices that are not following the change of rules that occured in ~ June 2020. Most notable is CM
  5. Unless the tenant reentered with reentry permit or a multi entry visa then yes he requires a new TM30 even if returning to same address
  6. Enter visa exempt and obtain a 30 day extension if required. 30+30
  7. You require an appointment for Saigon Thai consulate. All your paperwork needs to be in order. Cheap flights from Bangkok to Saigon and good bus from airport to district 1. Appointment for Saigon link https://booking.setmore.com/scheduleappointment/f8af2588-daa5-4e23-9bea-6b35c5e06758 An alternative is to fly to Udon Thani and then onwards to Nong Khai. Obtain SETV at Vientiane. That also requires appointment. Link for appointment https://thaivisavientiane.com/
  8. You can exit with both passports. Since you have already used your extension there is no point in obtaining a reentry permit. You can reenter visa exempt and receive a 30 day stamp.
  9. OP, how long do you wish to stay in Thailand. There is better options to ongoing single entry Non O retirement visa. BTW: you would need to exit Thailand to obtain another.
  10. You can obtain a "60 day extension to visit wife" How long do you wish to stay in Thailand. Seem to be making easy difficult You stated...... " I know that I could extend my married visa for a year, but my agency somehow couldn't do it without 400,000 keeping 2 month in the account" That's because it's a financial requirement. The money only needs to be in bank for. 2 months and can then be withdrawn..
  11. Visa exempt entry you need a TM87 form Bangkok bank have a branch at CW lower level. For the non O you attend CW. If you need a 30 extension to buy more time you attend Lak Si IT Mall. You will need 15 days remaining on your entry stamp to apply for the Non O based on retirement. You will require 800k baht in your Thai bank account on day of application. That gives you a 90 day stamp. In the last 30 days with the funds having been in bank for 2 months you can apply for 12 month extension
  12. The OP is asking about obtaining a tourist visa. He cannot obtain that in Thailand
  13. Both Hanoi embassy and Saigon Thai consulate issue tourist visas.
  14. I don't understand your reply. The OP is asking about applying for a SETV to Thailand from HCMC consulate. Depending on his pp country he may not even require a visa to enter Vietnam. BTW for those that require a visa to enter Vietnam currently only e-Visa possible and the application takes 5 business days. Note that Vietnam currently only offers 30 day single entry however 90 multi will be reintroduced late August.
  15. Not nonsense and not misleading. It is clear that some immigration offices are starting to require bank statements even using money in bank method. Especially for based on retirement.
  16. He is located in Pattaya and the mad hatter at immigration is insisting on the 800k being in bank for 2 months rather than just on day of application.
  17. You can do extension up to 45 days prior to expiry at CW. You will need band statement and also bank letter. There is no longer a SCB branch at CW immigration. You can make an appointment. Runs on time. If you make appointment you need to have hard copy of confirmation email Link here..... https://www.immigration.go.th/?page_id=20131
  18. Thread here..... https://aseannow.com/topic/1297523-info-application-of-tourist-visa-vientianelaos/
  19. Yes I looked at that site. Seems when you hit the insurance link the non O retirement is not listed. I recall a post in recent months of chap obtaining one at Sydney and didn't require insurance. Definitely it was required previously during covid restrictions. At that time people were posting to enter Thailand visa exempt or tourist visa to avoid the insurance requirement. I did look for the post re non O from Thai embassy Sydney but cannot locate it. It's a pity that the dragon lady at Pattaya is requiring 2 months for the "conversion" to non O when in actual fact it should only be required on day of application.
  20. I don't think that is correct. Insurance was required in "covid times" even for non O retirement (3 months) however I think is now not required.
  21. OP, as usual it depends on your immigration office. For your FIRST non O using "conversion" from visa exempt or tourist visa, it's common for immigration office to accept a TM30 as it's understandable to at this early stage you have not chosen long term rental. Suggest you ask your immigration office for definitive advice. Here is link with requirements for 12 months extension. It does list rental agreement. You can do a mok one as suggested earlier. https://www.immigration.go.th/wp-content/uploads/2022/02/9.FOR-RETIREMENT-PURPOSES-50-YEARS-OLD-NON-O.pdf
  22. Not really important as most offices require TM7 to be printed double sided.
  23. Not semantics. It's a non O visa and Extensions of permission of stay from that initial 90 day stamp determines the requirements for ongoing extensions.
