  1. OP, you need to obtain a non O based on retirement. That provides a 90 day stamp. Requires 800k in Thai bank account in your name on day of application. Also requires 15+ days remaining on your visa exempt stamp. After 2 months you can apply for 12 month extension.   4. You do not understand TM30 requirements. You mention rental agreement however a TM30 is also required for tourist visa and visa exempt entries when a 30 day extension is required. These folk would generally not have a rental contract.
  5. You can look at it another way. The tenant should confirm guarantee that the landlord will provide tm30 prior to making rental contract. Personally have few condo and one townhouse. Two of which rented to farang Did TM30 at time signing contract.

  12. When you are still married most offices will make you remain on extension based on marriage even when you have children. Changing to based on retirement even when still married no problem. OP, you mentioned one or two years your wife will be in Phuket. Thinking the suggestion made of wife return home for extension is best option. OR at worst switch to retirement and use income method if your embassy provides income letter. What method do you currently use. Money in bank or monthly income
  13. OP, thinking the wife coming home to visit family would work. Inconvenient especially for wife but not Impossible. Keep in mind home visit, witness etc. Some have mentioned Switching to extension based on retirement. Don't see that as best option since wife would still need to attend immigration for your switch to retirement. Also you mention only 1-2 extensions.. Your plan will work. Also a suggestion of changing to extension based on Thai children won't wash with immigration. BTW ignore the rubbish laugh emoji to your OP

  19. You will not receive a reply that explains why. Many folk have had this experience (myself included) when using online reporting. You could try doing another. Some folk suggest that after an overseas trip you must do first report in person however there are reports of doing it online after travel out of Thailand

  23. If landlord cannot sort it out don't see lot of options. You could check into a hotel making sure that they can provide a TM30. You would still need to explain to immigration the situation. Which immigration office? Hate to rub it in but why leave extension till last minute. Some offices you can do it 30 days early and few 45. If no success you need to exit Thailand asap
