  1. It's his first extension. The 90 report clock starts from application for extension not from entry to Thailand.
  2. You should do 90 day report prior to 90 days from Dec 20. You need to return for your final stamp so ask the io then to confirm
  3. No possible and any agent suggesting it is possible is way outside of reality. I recommend agents often however non O-A to non O in Thailand not possible Edit: completely missed the option of non O-A extension based on marriage. Took too much notice of thread heading. What @Pib posted is correct. Sweet deal.

  5. Usually extensions are obtained "up country" places such as KK etc. Thinking you will be fine having had the funds in bank for the year. Your fall back plan will be fine. You could consider using an agent for just assistance. Meaning you provide the banking records along with bank letter etc and they just deal with immigration. That would not be expensive. Perhaps 6k thereabouts.

Assume that your 90 day reports have been done with CW immigration. Think it's possible. You can apply for extension at CW 45 days early and suggest try that and worst case plan B would then be border run and visa exempt entry and apply for non O and subsequent extension.
  7. METV was not available for many countries (if not all) after covid hit. Thinking good idea to check with Thai embassy in Canberra or Sydney. METV up and running now however can't recall recent report from any Oz folk.
  8. In that case to avoid financials etc a METV plus land border entries is also an option. Dont mention termites . One of the rentals with brand new kitchen ruined in 8 months.

  10. You can apply for non O retirement in Thailand from a tourist visa entry or visa exempt entry. You require 800k baht in Thai bank account in your name only on day of application. That gives a 90 day stamp. In the last 30 days of permit, with money having been in the bank for 2 months you can apply for 12 month extension. That plan is for retirement ongoing living in Thailand. Is that your intention.
  11. A non O-A is a visa valid for one year and you obtain that in Oz. You dont want that as it has onerous insurance requirement. The non O retirement is a visa valid for 90 days and in the last 30 days of that permit (most) you apply for a 12 month extension. That has financial requirements. Also both options require that you are 50 yr + Outline your future plans. If it's to live in Thailand then imo good option is to enter visa exempt and obtain your non O retirement in Thailand.

  13. One of the nice things about METV is that for exit after 60 days (after 90 if you obtain 30 day extension) you can fly to places such as Saigon and return without fuss as you have a valid visa. Also does not require long van run not best for 2 yr old. Your plan is doable.
  14. Don't think what they do in one office out of 75 is all that relevant. Using the logic of making new TM30 report for returning from abroad would mean same is required for inter province trips. Indeed that was previous laws. You mention wife and her owning house/condo. What of all the rest. Those on retirement extensions some of which own there own properties. Some not.

  16. Plenty of options with METV being the backbone of it. You are allowed 2 land border entries visa exempt per calendar year. Each one can be extended by 30days.
  17. Do nothing. You entered on a reentry permit. No TM30 required. Which immigration office? Some offices still insist on using previous (outdated) rules. Thinking CM is one.
  18. Your age? The METV would give you 9 months. Fascination with Thailand? Do 9 months in Thailand followed by month or so in Vietnam and back to thailand. Current thread running on METV. Might be useful.
  19. No. This has been a nonsense over several months. He is referring is flying visa exempt without an onward flight. Most of us state something like ... "Onward flight may be required" Indeed many reports from travellers flying visa exempt from places such as UK, EU etc without issue and no onward flight. And also many reports of onward ticket being asked for by airline. In this thread I was specifically referring to short haul flights from places such as PP, Saigon etc into Bangkok. Seems the low cost airlines eg AirAsia will require an onward flight if flying without visa or reentry permit.
