  1. Pretty much disagree with most of your post. As I pointed out ....I also used an agent during covid and still sat in que from 8am. At that time there was was limit of farang applications per day. Think it was 50. With my agent BSR bikes I had ticket #1. That is covid times. 100% now you do not need an agent. Just hand holding. They do nothing as per my link to thread above. Fact your husband failed the test rules I cannot understand. What practical test? It's a color test, Break reaction test etc. How can you fail. Also there is a video that explains all parts of the test prior to doing the test. What was his issue that required agent ?
  2. Nonsense. Mondays is generally busy day for most immigration offices. So your post was sensible. Applying on a Friday would mean obtain visa Monday at the earliest.   6. Geez, the 200k was clearly a typo. And yes for retirement it's only 800k for 2+3 months. So again extensions marriage are very easy financial requirement at 400k for only couple of months.

  10. OP, when I first obtained my 2 year TDL I used BSR as being in covid times they were able to obtain an appointment. My advice is limited as my Oz license was valid and I see that your US license has expired. Given that I think you best to consult with agent such as BSR. The manager is USA guy and also staff can chat via messenger. What is your status in Thailand. The reason being that you need a certificate of residence as part of the application. That is not straightforward in Bangkok. Be aware that agent cannot do much for you. It's a hand holding exercise. You still need to obtain medical (5 minute thing) and own Certificate of Residence. USA embassy no longer provides address letter. I recently obtained the 5 year TDL and did that at Chatuchak transport office. If you are using that office note there is small medical office not far from entrance. It's an office just issuing medical certificate.   11. So is the ME Non O retirement available in the states as an eVisa (0ne year visa) I know it's available in UK. Pretty sure not available in AU If the OP can obtain one that would be good option.
  12. Sort of mixing up two visas. The single entry non O retirement provides ONE entry giving a 90 day permission of stay. In the last 30 days apply for a 12 month extension Buy reentry permit if you wish to exit and reenter. The non O-A is a visa valid for 12 months from date of issue and as you point out each entry the stamp gives 12 month permit. So indeed almost 2 years is possible. Downside is insurance requirement. If availabe in the states he could obtain a ME Non O retirement which is valid for 12 months but requires exits every 90 days. OP, I rarely suggest a non O-A however... In your case since you intend to marry thing the non O-A is a good fit. If you obtain the non O-A in USA you can enter with that. With non O, non O-A, etc you will be able to open a bank a/c. As pointed out that can provide up to almost 2 year stay.. For the second year you would need a reentry permit if you wish to exit and reenter. The downside is o believe the first extension to a non O-A needs to be based on retirement (not sure) You can obtain extensions from the non O-A based on marriage and the insurance is not required. BTW the immigration officer that gave you a rough time is a jerk on a power trip.
  13. Yes the multi entry non O marriage is a ripper visa. Some married guys in Thailand prefer to use that over the Non O marriage visa. The latter is a single entry visa giving a 90 day permit and you then obtain 12 month ongoing extensions. Regarding your visa you need to exit every 90 days. That can be done with a border bounce or a mini holiday. Personally I would take a break to Saigon. Even moreso if you are visa exempt for Vietnam.
  14. Your post correctly outlines the options. Some folk think that can flick a switch to meeting the financials requirements. I suggest the OP just goes with the flow bit the same as when rents are increased. Indeed he can do as you suggest perhaps at some point exit Thailand reenter visa exempt and start over obtaining a new non O and subsequent extensions meeting the financials. I would even open a new bank account.
  15. Seems you have a multiple entry non O visa. That visa allows entries during the period of validity (one year) Each entry you are stamped in with a permission of stay of 90 days. I can't see any advantage in not using it from the start. Also confused about the one year extension you mention.

  17. To the 2 posters above Thankyou for advice and not being full negative. The father lived in basic home on that plot for MANY years. . So I'm not overly concerned given 800k outlay on new build. This pic 2 weeks ago. Now up to rendering. Happy to assist and one after build
  18. Sorry for vague title. There are plots of land that are held by family however can not be sold. As I understand it can be passed onto family. So cut to chase my Thai partner (10+ years) is in process of building very modest home on father's plot. The one significant point is that she is only child.. So to my question.. She thinks that she can sign some sort of agreement with father to give her possession upon his passing. (The father divorced from her mother many years ago) He agrees to sign anything. Asking for sensible replies. FWIW ...The money is irrelevant so don't need S.A replies. TIA
  19. This year extension (Nov), I plan to have bank statements. Kasikorn tell me they can do 12month bank statements while you wait for 200baht. My back up is to have photocopies of bank book pages. Easy at CW as banks on lower level .
  20. I use money in bank method in dedicated bank account 800k+ all year round. IO complained that there were some months with zero transactions. Has never been an issue at CW previously. All of a sudden last Nov not acceptable. Not referring to consolidated transactions. I would love to know how a month or two with NO transactions I can withdraw funds and replace without it showing. It's just more Thai madness.

Vientiane requires an appointment. Why not just do a border bounce reenter Thailand visa exempt and obtain a Non O retirement at your immigration office. However that only provides a 90 day stamp. To stay longer would need to obtain 12 month extension.
  24. Been waiting for this.. Went to Saigon in February and being Oz need a visa. Only available visa was 30 day eVisa. I post to advise it's such a simple process. Took 5 business days. Especially compared to the threads on AseanNow to obtain a eVisa for Thailand..
