  2. As soon as divorce is finalized you need to exit. You can reenter no problem. If over 50 you could change to extention based on retirement.

  7. Yes with a METV you can return same day as you have a visa. I just assumed that your METV had expired. If you want to stay longer after expiry of your METV then you can do border bounce.

  14. It's his first extension. The 90 report clock starts from application for extension not from entry to Thailand.
  15. You should do 90 day report prior to 90 days from Dec 20. You need to return for your final stamp so ask the io then to confirm

I recommend agents often however non O-A to non O in Thailand not possible Edit: completely missed the option of non O-A extension based on marriage. Took too much notice of thread heading.   18. Usually extensions are obtained "up country" places such as KK etc. Thinking you will be fine having had the funds in bank for the year. Your fall back plan will be fine. You could consider using an agent for just assistance. Meaning you provide the banking records along with bank letter etc and they just deal with immigration. That would not be expensive. Perhaps 6k thereabouts.

Assume that your 90 day reports have been done with CW immigration. Think it's possible. You can apply for extension at CW 45 days early and suggest try that and worst case plan B would then be border run and visa exempt entry and apply for non O and subsequent extension.
  20. METV was not available for many countries (if not all) after covid hit. Thinking good idea to check with Thai embassy in Canberra or Sydney. METV up and running now however can't recall recent report from any Oz folk.
  21. In that case to avoid financials etc a METV plus land border entries is also an option. Dont mention termites . One of the rentals with brand new kitchen ruined in 8 months.

  23. You can apply for non O retirement in Thailand from a tourist visa entry or visa exempt entry. You require 800k baht in Thai bank account in your name only on day of application. That gives a 90 day stamp. In the last 30 days of permit, with money having been in the bank for 2 months you can apply for 12 month extension. That plan is for retirement ongoing living in Thailand. Is that your intention.
