Valid point. However imo the pad will be rented to Thai (actually pretty much already is) unseen by tenant. The hook was that everything in the condo is new. A few extra bucks on upgrade kitchen will be nice fit. The photo someone posted of painted doors is exactly what I had in mind. Have ruled out replacing the kitchen. The lower rent than other rooms in the building is also valid point. There are a zillion condo's available for rent in Bangkok..

Your not the first. Seems the new online system might be the real deal. Unrelated I just received back my receipt using mail in method. This time CW did not return the photocopies. Another reason to give new online a chance. -

You would only need a TM30 if you had reason to attend immigration, such as an extension. Do nothing. -

Sites such as onward flight, rent a flight etc is to obtain flight to obtain ticket for visa exempt departure. In that case the flight is for airline. I don't believe onward flight required for tourist visa application. -

Many years ago I used to obtain tourist visas for Thailand at the Saigon consulate. I was required to provide flight to Thailand. No onward flight required. Being years old info wait for others to confirm this. -

Visa exempt to Non O

90 days. Step 1 is to obtain non O retirement. You will need 800k on day of application in your Thai bank account. You need show money came from O/S. That gives a 90 day stay. Step 2 in last 30 days of the non O apply for 12 month extension. The funds having been in bank for 2 months. Do you have Thai bank account in your name only? -

Only if you return with new visa or visa exempt. What individual offices do only concerns folk dealing with that office. BTW always helps to state the office that you deal with. Can be of assistance to others. -

It's the banks fault. It's immigration fault. Nup. Look in the mirror. Check your docs including bank account records prior to attending immigration. If you had you would notice that they were not in order. This sometimes occurs when banks consolidate transactions. In any event if you were sensible you would have checked your bb prior to attending immigration. Then would have obtained "bank statement". You were lucky immigration were helpful.

I have a non O retirement and years of extensions. Bangkok Bank still wanted a residence certificate. My embassy (Oz) does not provide the service of address letter. Bangkok immigration requires filing of 90 report to obtain residence certificate. For folks on tourist visa or visa exempt I have mentioned often that 4k to an agent to open a bank account is a no brainer. -

Your post is clear. Just asking for confirmation. So I had 2 doses of AZ at Bang Sue. Now about 4 months since my last jab. I can just walk in to obtain a booster? Is there a choice. I don't care what vaccine is available.

If you entered tourist visa you will obtain your covid extension at CW. If entered visa exempt you attend Mueang Thong Thani. -

The consulate in Saigon is a small efficient office. It does require am application and PM pick up next day. Very easy access to Bui Vien district 1. 100% recommend Saigon as a destination for a stay outside of Thailand.
