  1. Ah....the truth comes out! As you would be aware some really good agents in Pattaya. That would always be an option to obtain covid extension if immigration were unreasonable.
  2. FWIW....think that's a good plan. Keep in mind that the tourist visa can be extended by 30. Your minor hurdle is to open Thai bank account. An agent is good option for approx 3k
  3. That is no reason to be rejected for a covid extension. Bit unrelated but with the emergency decree extended and covid cases serious uptake I would not be at all surprised if covid extensions became available till Sept 25.
  4. A non O-A can only be obtained in your own country or country where you have permanent residence status. Your best options are to... Obtain a non O prior to arrival in your own country if they issue them.... OR fly to thailand visa exempt or tourist visa and obtain your non O in Thailand. For me the second option seems preferable.
  5. You cannot obtain a non O-A in Thailand. You can arrive in Thailand with SETV or visa exempt and obtain a non O retirement and subsequent 12 month extension. Requires 800k in Thai bank in your name on the day you apply for non O retirement. Any flight requirements mentioned in your OP is onward flight not necessarily return flight. You also ask this.... " If so will I be allowed to open a bank account to deposit the 800,000 Bht"... If you arrive with a non O you will be able to open a Thai bank account. If you arrive with tourist visa or visa exempt with intention to obtain non O retirement at Thai immigration, you would be best to use agent to assist with bank account.

  9. 1900baht. It's not an extension rather an order to exit Thailand within 7 days. Why would his application for covid extension be rejected. If dealing with office playing games consider use of agent. Which immigration office.
  10. Common is to go up to couple weeks prior to expiry of permit. TM30 may be required. Ask your hotel for screenshot of their online TM30 report. You will need TM7 form with photo 1900baht fee.   11. Obtain passport renewal. You have plenty of time. If not your extension will be approx 9 months and you would need to obtain a renewal for the extension after that.
  12. If you have an address with immigration and stay in another province for a period and return to where you live in Thailand there is no need to file a TM30. If you exit Thailand and reenter you only need to file a TM30 if you have a new visa or visa exempt entry.

  14. The 45 was talked about but nothing announced as yet. He can buy a 30 day extension to visa exempt entry for 1900 baht or SETV as you suggest. Given that the bank account and funds are in place he can obtain the non O almost straight away. Couple of reports recently of a immigration office being fussy with proof of funds coming from abroad with funds having been here for "some time" Asking the transfer to be traced back. Difficult.
  15. Indeed doing what you outline was very popular in the main due to no requirement to maintain funds in a Thai bank account. Also for those that return home country every couple of years it was excellent option. However since the advent of insurance and further changes to insurance requirements soon we find non O-A far less popular.
  16. The OP mentions enter visa exempt. That gives 30 day stamp. To apply for non O retirement he requires 15+days remaining on his permission of stay. Some offices require longer. Think CM is 21 days. Hence that needs to be done quickly. He will be able to obtain the non O retirement in Thailand. Nearby consulates such as Vientiane are an option. Note if obtaining a non O retirement outside of Thailand then no requirement re origin of funds.
  17. There is no need to file a TM30 at CW in person. Your landlord should do the TM30. After that if you have any dealings with immigration then you can show screenshot of the TM30. Having said that the items you list in op is correct to attend CW and do it yourself. You will not be fined. Put arrival date at condo day prior to going to immigration

  19. There is no 'we' in regards to the TM30. Why doesn't the owner of condo file the TM30 and give you screenshot. Why are you attending immigration. If it's for extension then yes require the landlord to provide you with screenshot of TM30.
  20. And prior to covid for years I flew twice monthly to Saigon and back and was asked for boarding pass at DMK every time. Also asked when entering Saigon.
  21. Visa exempt via air unrelated to land border entries. Via air is unlimited, however can/will be questioned and perhaps refused entry if continuous and back to back. Via land visa exempt is 2 per CALENDAR YEAR.
  22. A SETV gives a 60 day stamp upon entry and you can extend that by 30 days. Show your stamp from Jomtien that was a 15 day extension.
  23. Exactly as it should be. Flight ticket out is a made up nonsense. In reality CW were pulling this stunt months ago and seemed in the main down to one unpleasant female io. It subsequently stopped (plane ticket) Sad that Laski has now picked up the game.
  24. That's correct. It is a 12 month extension based on retirement. No such thing as a "retirement visa" however it's a term commonly used.
  25. Maneerat visa agent in Pattaya is highly recommended. Plenty of others also.
