Hopefully not. The fine is 2k so not pleasant. All you can do it give it a try. BTW don't beat yourself up. Easy to overlook when stuff going on. The new online system sends a reminder email. In fact I received one yesterday and filed the report straight away. -

As usual it depends on the immigration office. The OP is attending Laski in Bangkok and similar to MTT previously some have a pre screening of docs and as result some offices want evidence of TM30 -

Online window is 15 days prior and up to due date. The 7 days after due date you referred to is for reports done in person. -

He is just after the standard 30 day extension to his visa exempt entry. Hence Laski immigration. -

The TM7 requires a photo. Regards passport there are few basic copies that best to have. Photo ID Page. Most recent entry stamp Previous visa if any. At Laski IT Mall immigration there is a photocopy joint to left of office.. At CW there is photocopy stall lower level. They may ask you for TM30 If you are staying at hotel they can provide you of screenshot of filing TM30 -

Don't worry about the TM6. Not required in your situation. There is a "temporary suspension" of tm6 at airports. -

Considering Condo in Thailand

Credit where due. OP, the above is good advice, especially given the time frame that you outline. Rentals can be a nightmare. I gave my partner a condo and townhouse and currently she has issues with one tenant. Late rents etc. Does her head in. I wouldn't even think of having rental investments in Thailand unless I lived in Thailand. Frankly your plan is receipt for disaster. Even though I live in Thailand it still has been incredibly difficult when "things go wrong". For example the townhouse we did complete make over. Just to name one problem that occured was new kitchen we installed gone to termites in matter of months. Less issues with condos imo. However the rent issue mentioned above is in condo. -

The rules for money in bank method are : 800k+ 2 months prior to application then maintained at 800k+ for next 3 months then can be reduced to 400k+ and then back up to 800k 2 months prior to next application for extension. In your sisters case the io will look at bank book back to date of previous extension and want to see 800k from that date maintained for 3 months etc as outlined above. -
Folk should be aware that since changes to some banking rules in Thailand only 3 banks do not have limit of 50k per transfer. If opening a new account I suggest one of these 3 banks..., Please note that you’ll be able to send 50,000 THB or above per transfer only to the following banks starting from 7 January 2022 due to regulatory changes: Bangkok Bank Public Company Kasikorn Bank Siam Commercial Bank Note for Bangkok folk SCB does not have branch at CW.

Just to add (for others in similar situation) If change away from using agent is required and the money has not been in bank for previous 12 months.... then you could exit Thailand and return obtaining a new non O retirement. Note in this example you would need show funds came from abroad. A way around this is to obtain the non O outside of Thailand one example Vientiane. Then season the funds for two months and obtain the 12 month extension. -

For extensions the money does not need to come from abroad. For a non O obtained in Thailand money needs to come from abroad. If your sister can show 800k in bank from date of current extension till date of application for next extension she can do it herself no need for agent -

If you are planning to obtain extension (30 days) to your tourist visa and visa exempt entries you will need to provide TM30 Visa exempt is 45 days from Oct 1 both via air and land -
Yes, I knew it would be lost. Was just looking for confirmation of that so I can book new flight. In the end got through to online chat with Jetstar and loss of return flight was confirmed.

One thing Australian expats living in Thailand have a nice deal is that the flights in my thread Melb -Bangkok are 8.5 hours direct. In hindsight shouldn't have started this thread. A basic "starter booking" with low cost airline was always a loss of return flight. I notice the usual suspect (on ignore) caused issue in my simple thread. Thanks for most of the replies.

Well known. Mentioned MANY times on AseanNow. Also it is important to mention which immigration office you deal with. I previously report via mail prior to the new improved online method. I deal with CW and my list is different to what you list. -
