Same here in Phuket I know of some condo's 5 years ago 12 million baht, i see two of them up for sale 9 million baht, I have a unit in the same project 5.9 million I would be lucky to get my money back the only saving grace is it's a good rental unit maybe 95% occupied,

There is no one thing and it depends what Im going for but I do like a bit of luxury I don't like sluming it, Location, Pool Parking is a must, Nice size room with King size bed Nice bathroom with white towels, Good Breakfast not one that has been sitting there since 5 am cold eggs (thai style) Coffee shop is useful 24 hour is better, Toaster that works, Voucher for extra breakfast if needed,
