  1. Canned Beans are silly priced here, not that I ate that much. Wife buys fresh beans, and makes her own. Offered to buy a pressure cooker, but she's not having any of that ???? Rarely eat baked beans anyway, and when bought canned, rinsed their vile sauce off, and made my own, just using the beans. The other prepackaged stuff, photos of, rarely ate that krap when I didn't live in TH. How do y'all get to our ages, and not know how to cook for yourself. Retired, we have plenty of time. Taste so much better and the other plus, usually much cheaper. Somethings I'll buy, like puff pastry, as simply too much work to make. Yogurt, since cost about the same to make. Same with cheeses, since milk isn't exactly inexpensive here, and parmesan is hard to make, along with America cheese (not product), 2kg pack Mozzarella is cheap enough, if buy a kg or 2 block.
  2. @1FinickyOne Makro having larger packaging, bulk items, the others usually don't carry. Dairy, butter & cheese you can buy in 1/2 kg & up blocks, packs, instead of 100-200kg packs. So much cheaper. Same with spices, bags of, instead of little jars. Cooking oils also. Better selection of items and package sizes.
  3. Simply stay on hwy#4 via Ratchaburi & Nakhon Pathom, you'll come out on top of Pathum Thani. Anything else, and it really wouldn't be worth the hassle. Use to go this way from Prachuap KK when daughter attended Thammasat Uni, Pathum Thani campus. Didn't save a whole lot of time, if any sometimes, but at least your moving and out of heavy traffic, depending on time of day.
  4. If you have to ask that question, I suggest you rent or buy a condo. Pretty much -0- risk.
  5. Why would you need ? You and holder of chanote, simply say you want a usufrunct, and for simple fee ~100 baht, the prints off the fill in the blanks form (filled out) and you both sign. Don't need lawyer or anything. Don't know why people think they need lawyers for everything.
  6. I only have JIC the wife/holder of the chanote, dies before me. I know I'll have say if transferred/sold, or at least, place to live if wanting. Mute now since daughter's name also on everything now. Trust the wife, if not, I'd have bought a condo and simply stayed nomadic. Though worse came to worse, it's only ฿2 mill and no great loss. Without her/2nd wife, we couldn't have invested in 2nd house which paid for this house. If she can put up with me for 17 yrs now, so far, she can have. 1st house/wife, no usufruct till transferred to present wife's name. Very ignorant when I landed here, but knew not to invest anything I couldn't walk away from. Didn't happen, though house was only $20k USD anyway, so wouldn't have been much of a loss, and lived there for 5 ish years anyway, before transferred out of 1st wife's name. Cheaper than rent. IF you're getting a usufruct for unknown/lack of trust... rent or buy a condo, if the loss would hurt you financially.
  7. Don't know about 'unsafe' but certainly not the overly regulated nanny state of most western countries.
  8. I'd be surprised if you can will any contract to your kids, especially in Thailand. I'd think most contract die with you. If usufruct is for life, it would end with yours.
  9. You were charged to nullify ? SCAM It's like a ฿20 paperwork fee, at Udon Thani land office. 7 usufructs cancelled/removed and never paid to do. Did a lawyer do that for you, if so, might want to do things yourself at the land office.
  10. Yea, OP's a bit vague, clean & close. Guess didn't look at Gmap for close, then decide if clean enough. Budget would make a huge difference in recommendation, along with 'why' need; 1 day, week, month, 4 years. If can't make a decision with info already given, more isn't going help.

  12. That's how I described it back in 2001, when I didn't like Bangkok. Like Bangkok now, but later visits to CM, and my opinion didn't change, and see no reason to even visit. Definitely in the top 3 places, i wouldn't live, recommend, or visit again, as I've been to already more than a few times. Never warmed up to it. Countryside (province) is lovely, and if not for the pollution, could see myself there.

  15. I've never seen them used as regular transport/bus service in downtown-ish Bangkok either. As school buses, and local transport to designated area to/from 'downtown', and possibly won't leave until full. Not as a regular 'baht bus' service that you find in Udon Thani, Hua Hin or Pattaya. Seen on Sukhumvit rd/hwy #3, but that's way below and east of Samut Prakan.
  16. My signature was needed in Udon Thani & Prachuap for anything to be done with the land. Concerning sale, leasing or construction. Seemed pretty valid & binding and enforceable to me. YMMV

  18. And yet, I've had 8 of them. And I needed to sign off on every sale of, and even agree to the addition to present house, that wasn't in the original blueprint submitted when build started. @ubonr1971 leases are useless, if anyone wants you out, you'll be put out. Ex-wife can cancel lease after 1 yr, as I was told at land office. YMMV

  20. People or property. I've seen a few hit & runs in USA, property, not people. Although they do make the news there & here. Well, seems every little accident makes the 'news' here on AN ???? If I was to stump my toe, I'd expect an AN news van outside the house ????
  21. Can't imaging being better. City had everything one would need back in 2016, so nothing really to improve on. More people & pollution since would keep me from living there. Even in the province, it would be hard to put up with the air pollution 4-6 months a year. Lovely May-November ... if can split 2 living accommodations, maybe below Chumphon during December - May
  22. Makro, or local fresh market. Meats at Makro. 99% or our shopping is at Makro. Lotus's here sucks, no Big C, though I'd never use anyway. Or even Lotus's if it was better. No Villa Market, Gourmet Market or FoodLand here. Didn't even settle on building house here till Makro arrived ???? Timing worked out good, as had the land about 5 yrs prior, and kid finished HS, then Makro arrived here at PKK. Pop into Gourmet Market @ BluPort when @ Hua Hin since there at least once a month. Along with Makro/Pranburi/HH as ours is limited sometimes. Not much we can't source here or online. Have Global House & HomePro now, and all in the last 5 ish years. Lotus's has been here a while, good for KFC (wings zap) and Swensen's, and that's about it.
  23. What is your budget, and will this be a short visit, or are you attending ? Long weekend/week, or daily commute for weeks/months. Describe 'close' ... <1 km, <5kms ? There's public bus stops on both side of the road, so you don't really need to be close, just along the bus route. I take the public buses quite often, and actually prefer it most times, if convenient. Gmap shows what's close, <3kms (10), unless you want walking distance, <1 km (2).
