I can afford pretty much anything, within reason, but being practical, thrifty spender, I've never gone the 'flash' route. I look no more wealthier than your normal, non flash Thai in a new < 1m baht car. Dress for comfort, so definitely not mistaken for Hi-so. Crime really isn't a concern, if using common sense. -
Agree, as stated, I can walk to the surf, less than 1.5 km away, or pedal / ebike it. E-motorcycle if taking the dog with me. Moving in a month or so, and all of 4 more kms inland ???? I'm not leaving the area, as I did Isan (UT) for 16 yrs, and just outside a metro area, still, definitely not for me;

Those number are quite impressive & surprising. ???? I browsed the 'owner's group' (mg5,ep,zs) and most vary, and widely sometimes, depending on location. Highway at speed, and surprised, many 200 km range or less in cold weather & heater use. Others 250+ on highway. Around town, and much closer to NEDC/WTLP estimates 3-350+, and to be expected. As you your numbers show possible. On the highway, of late, since 120 kph in the news, I seem to cruise at 110 +/- (ICE), so I think I would be on the lower end of 200 kms, hopefully above that mark. Next year hopefully for the EV (ZS), unless they knock a big chunk of the tinker car price. But POCCO @ 500k is a bit silly for the specs. Petrol price are damn silly, and doubtful they be coming down, or ever stable. Besides simply enjoying being ot 2 wheels, the e-motorcycle has been good around town, and love passing the petrol station.???? About ฿5 per 100 kms vs ฿70 / ICE scooter or ฿300 / ZS (ICE). That's a staggering difference in cost. Just need something for rainy days. ????

Talk about going off topic ???? OT, think it depends how little or extra freezer space you have now. Not really seeing the savings buying bulk. Also, unless packaged correctly, freezing does degrade foods. Need bags specifically for freezing & vacuum sealing, if keeping long term. Most bulk items, you have to thaw, butcher, then refreeze. Not a fan of, even though I've done. I personally don't like freezing anything over 1 month, since don't have vacuum bag sealer, or bother with proper freezer bags, not cheap here. It is convenient not needing to shop for meats every week, or stocking up on items you like, as the store sometimes have issue with keeping stock. But that's the only advantage. Unless living way out of town. We still need to shop weeking for milk, fruits & veggies. Have 2 frigs, neither large nor small. Freezers can keep us going for a month easily. Main reason for two, is I like my beverages extremely cold, without ice and if fruits & veggies in the same, they tend to freeze. Half the space used in the 'colder' frig is all beverages. Actually had a small frig for that at last house, but that stayed there, when we moved, ran out of room in the truck.

That's a good range. Farmland that from from major metro isn't worth much. If prepped to build and having, road, electric, water, then couple 100k per rai. Hard sell unless someone retiring and really wants country living. 500+k, then it better be a perfect lot next the the lake out there. Still too far from anything for me. When I lived in Udon Thani, 3 different locations, all with 20 minutes or so of shopping, makes daily everyday living easy. Now I can walk to 7-11 & Makro, if wanting, and to the surf. Actually got use to everything close the past 5 yrs, and when moving just a few kms inward, I'll actually miss it, though enjoy the living environment better. Out of milk, want some cheesecake or black forest cake, a beer, and only 5 minute stroll away. Location location location

OP's map reference is Waritchaphum District, SN, Eastward off Rt22, about 100 kms away from Central Plaza. Proposed ring rd ... so they still haven't done anything yet. That was the proposal about 10 yrs ago also, as it (#2) was a few kms from our old house. One reason not budging on price and still have the 1 lot of land in the area. Make access to points S, W & N. Well the game plan anyway. Maybe not in my lifetime if haven't started.

1.5m buys a lot of sex, and will they be smiling at you, or laughing at you ???? If it doesn't need to be backfilled, then certainly not a bad price 1.5 - 2m. If needing backfilled, the final price could easily be 2-5X as much as that 2m. Get a price for backfilling 1 rai now, and double whatever is quoted, before even thinking about buying.

If rice land, or most farmland, then it will be graded below the level of the road. To build on, you would prefer it just a tad above road level. Backfill is just simply term for adding dirt to top it up and level it off, which, will add the cost of tractor to do so, beside cost of dirt / fill. Depending who you buy dirt from, tractor may be included in th price. That's usually cost per truck, and depending how weight laws are enforced, in the area, then full dump truck (large), or half full will be allowed to deliver. Or full smaller trucks. The cost adds up fast, depending how low the land lies. Haven't a clue what the cost is now per truck, as been 15+ since ordering. Wife is patient, as we sold 2 rai last year for 650k each. As I posted on another thread, I personally won't pay more than appraised price, since buying as investment, (land office will tell you), but most seem to pay 3-5X the appraised price & up, for chanoted leve building lots. She or me, won't go below 600k, so poor folk won't be buying. Even though I consider ourselves to be motivated sellers. It's the cheapest lot in the area.

Sounds high, assuming it would need to be backfilled to build on. We just got our appraisal, for 1 rai, on the other side of Udon Thani, toward NBLP. NaDi district, less than 1 km to local village, only 15 kms from UT Central Plaza, 8 kms to large Lotus Mall & 12 kms to airport, on road w/electric & water. Cleared & ready to build on. Surely worth more than farmland off Rt 22 out of town on the way to SN. It would cost much more than another 300k to simply backfill each rai to build on. That would put it way more expensive than we could possible sell our rai for, which I'm hoping for 600k, but no bites in 4 yrs. Offer ฿1m, no more, and that's being generous. It's farmland, and nothing else, since being 100 kms from downtown Udon Thani, and 75 kms from downtown Sakon Nakhon

I visit quite often, but honestly, don't really hang around for dinner, as I find what's on offer, not very good. TBH, I haven't really searched any out recently for full dinner experience. We usually end up eating at BluPort food court, or You Hunt We Cook, in the Gourmet Market, which is actually quite good, though no ambiance. Along with being a fan of Pizza Co's NY Style pizza, and the Kebab / quesadilla vendor. Convenient as we always pop into the mall, for little shopping, when in town, along with no parking issues. When having our Mazda serviced, on N end of HH, we always popped into 25 Monday, OK coffee and decent food & prices Link: http://tiny.cc/4foruz May want to peek at the local "HH forum", and simply Google that, as not sure if allowed to provide link. Folks on there, residents, may review something that excites your taste buds. -
So not referring to GWMs OGC, but the hybrids. Have to plead ignorance, and take the complaints at their word. I know our MG ZS, unfortunately, is accurate, as rated at 11 kpL, and that IS what we get using E85. Past ICEs here, (Vios & Mazda2) and we squeezed out 12+ to 15 kpL on really good drives.

Disappointed in range is understandable for those that didn't do their research. That's all EVs, not just OGC. Any & every vid you see, states you won't get the rated range. Especially if heavy use of AC, or worse, using the heater in cold weather countries. NEDC = Not Even Damn Close. Range rating of 400kms, and personally I wouldn't expect much more than 200 kms on the highway at speed. NEDC's average testing speed is 37 kph. WTLP's is at 47 kph. That's barely knocking around town speeds. Do 100 kph on the highway, and you ain't going near that NEDC 400 or WTLP 320 (?) km rating. I have a couple more countrywide out & abouts planned, within the year, with the ICE. Then see what's on offer next year, hopefully better specs & same pricing, before jumping on the EV bandwagon, as it will be mostly for knocking around town, and local (<100 kms) out & abouts.

Well the title is probably correct ... 'sinking'. Doubt the water level is changing enough to become an issue. Building that much weight on soft ground, is there any surprise. Ground at the mouth of any river is simply going to be sediment washed down over the centuries. As silly as building BKK airport on a swamp, and the need of constant maintenance, due to settling. -

But would the rate as best, for ambiance, service, AC. Not that I take much stock in anything TA says, but they did look nicer than most place I've visited in HH. Not that I would pay what they charge for a meal in the resorts. As stated, usually overpriced for serving size, unless a buffet. I wouldn't consider buffets fine dining or a meal with ambiance or quality service, but at least filling. The resort restaurants are closer to what a nice restaurant in the west would be like. Best and most popular, or favorite restaurants are going to be different. -

Siam & Asok BTS at rush hour leaves quite a few standing on the platform (pre-covid), waiting for the next train. One time at Asok, we couldn't even get pass the turnstiles, so walked to Soi 4, and probably much faster than attempting the BTS. Best to avoid traveling at all during rush hour in downtown areas of BKK.
