Bangkok Hospital Phuket did open an outreach clinic there but it went bust during covid. There is a small government clinic near the Police station at Kuek Kak but absolutely not equiped for serious injuries. Closest hospital would be Takua Pa which is over an hours drive away and poorly staffed and equipped. Hospital in Phang Nga town is at least 1 hour 20 minutes from Kuek Kak.

  5. Follow the data points: 1. There has not been a single time in recorded economic history were inflation was reversed with cash rates less than the CPI print. CPI is still printing >8%. Cash rate in US is <4%. 2. A lot of smart people are predicting a wave shape with inflation. That is some cooling moving into the start of next year and then a resurgence in 2023. Net result higher Fed rates for and extended period. 3. Do you want to invest before the war in Ukraine is resolved? 4. Personally I have recommenced skim trading a junk bond fund. I place GTC buy and sells just inside the lower and upper Bollinger bands. My goal is to make two (or more) trades per month with a profit skim of 2% less brokerage fees. If I can replicate that strategy over twelve months it will provide me with a yield of >48%. I have already executed 2 buy and sells this month with a profit of 4.4% net. The junk bond fund that I trade is currently priced circa 30cents below its NAV. It also pays 7.2% per annum with distributions paid monthly. Worse case scenario is that I get trapped in a skim trade but then I still get 7.2% on my money (paid monthly) until there is a sell opportunity. I always use trailing stops to manage the risk of black swan event.

Now that people have significant funds invested in their Pot shops and other cannabis businesses, the next step is u-turn on the decriminalisation.   10. I once moved from multiple entry tourist visa (no longer available) to the Non-O for retirement while in Thailand. I did it myself at local immigration office. I can't remember what documentation was required. I had more than 800K in the bank (while on the tourist visa). So it can be done...or at least it could be in the past. Best to go in and visit the office where you want to change visas and get them to write down exactly what you need and any important timing. Different offices often have varying requirements.

  13. Thanks for the update. 330K THB is more than I paid for the house I am currently sitting in. It is 5 minutes from the beach and on a full chanote block. 15K NZ in less than a month is frightening. A while back you posted that your previous 140K haircut was a 16.66 loss in value. That puts the original price at 840K and change. So you are now down 155K and so 155/840 = 18.45% By Christmas you might be looking at 25% loss.

  15. Good luck with that. I look forward to your reports of your experiences with Dr Viroj. I have a normal PSA (if the test can be trusted). But I am still having problems peeing so BPH is the likely problem. I am still yet to have a DRE. If you have one I would be grateful of your feedback on that proceedure. I have never have one (although I do know what it entails).

  17. The government has been preparing this APEC event for several years now. They initiated a program to raise genetically modified free range hens that had four drumsticks. The four legged organic grilled chicken was planned as a showcase of both Thai cuisine innovation and technological advancement. The resulting batch of chickens were truly outstanding. And the Government were back slapping each other on their brilliant idea. However several months back when it came time for a taste test, no one could catch one of the birds.

  19. Sorry Simon, I am going to chip in with a question for Sheryl on your thread. Sheryl attached is a copy of my PSA test. The result is 0.7. It was done by AndaLab in Phuket. What is the chance that the test result is not correct? I was very shocked when the result arrived I was expecting something 6 or above like Simon.
  20. @simon43 Have a look at my post history and you will see that I have a similiar problem and Sheryl provided some valuable input. First point of call is to have a urine culture with sensitivity to identify what is the best antibiotic for killing your nasty bacteria. PSA of 6 is high as I understand it. Mine came in at 0.7 despite my significant problems.

  22. Oh its a thing all right. On Thursday members of the FED affirmed no pivot on rates....and rates will be higher for longer. When the spineless and corrupt RBA stop raising (or raise by just 25 basis points) first Tuesday in December AUD will tank further. The intra day volatility on the AUD USD pair is very alarming. 4% swings and sawtoothing are manifest evidence of massive instability and significant risk.
  23. OP in MHO there is too much hair on this property and I would walk from the deal. Buyer's market at the moment and lots of other stuff for sale. Of course maybe it is your Thai GF that is persuading you to buy it. If that is the case then RUN AWAY don't walk. And if your GF is related to the Vendor or the owners of the neighbouring properties...pre book an UBER to leave as quickly as possible. I should add that I am in no way against acquiring Thai property. It is just not worth wasting time on stuff that has snags attached, and especially in the current market.
  24. You have obviously never lived in Phuket. Try visiting a beach there that is walled up using the right of passage card and see how far you get. Yes. They could wall you in. You might be able to prove an easement has existed there for years but that is mostly in cases of sor bor kor and other property titles down the hierarchy from Chanote. Expect significant court costs and year of wasted time if you need to go down that route. That is one of the touted benefits of Chanote. Someone cannot take over you land by squatting...even if it is for years....not the case with other forms of title. Oh....and what access lane are you referring to? You just said in a previous post that it does not show up on the online land title map. Be especially careful here if you are buying the property from a family member and the adjoining two properties are still in the family. There might be bad blood with the outgoing vendor and so they could well spite you and block access.
