  1. Don't say anything about it to immigration unless they ask. But if they are as good as you say, it shouldn't be a problem.

  4. That makes no sense. Lets try again! when was the last time you had a Non O based on marriage? If there was a break between applications ie, one year you were on a different visa. And now applying for a new Non O based on marriage. Then you have to start all over again. Just because you had one "you think three years ago" means nothing, it doesn't entitle you to just pick up from you think three years ago. Normally you would just renew your Non O based on marriage yearly. They don't like breaks for the very reason that you may be paying some one to say there are your wife. And if you read my first reply, I did not say you never had a Non O visa. Read it again!
  5. I think that is your problem, applying for a Non O based on Marriage when the last time you had such a visa was three years ago. Don't you think they would be suspicious of that three year gap? As far as they would be concerned you have to start all over, whence the questioning and scrutiny of documents and Home visit etc. Hardly new rules for Non O visa application.
  6. You seem to assume a lot. To you it's superstitious, illogical, with internal conflict! To him, it is an extension of his Buddhist belief. That good spirits can guide him though life to achieve his aims. It's very real and there are thousands of Thai's who visit, not so much fortune tellers (That's your western slant) but maybe seers who can connect with these spirits. I have been with my wife to one of these seers, he is revered amongst the community here. He would have 15-20 people visit him in one day. I don't speak Thai and my wife didn't tell him about me, But he was able to look at me and tell me things about my past and and future. An example, I was selling a house in my home country. We visited him because I was worried the sale might fall through. I didn't show him a photo or explain the layout of the property. He said the sale would go through. But then he said. The land has two houses on it. Well, it is one house, but there is a detached annex next to the house. To him it is two houses. So put your western logic to one side. For Thai people it is very real, and many visit these seers for advice. Even if they can't predict next weeks lottery numbers.

What you are saying is your ideal buyer has 30 years to live, has no next of kin. And really really wants to buy your land to p**s away his life savings! Sorry if that sounds hard.   13. They only have rights for as long as the lease is valid. The same if they die the day the lease ends.
  14. Chances are, the tree will interfere with what ever the leaser will want to do with the land. They won't be doing any cultivation, will they? So you probably won't be able to lease the land with that sort of clause. Also why would anyone build a house on leased land, knowing they have to vacate in 30 years?
  15. As far as the Electricity company is concerned. I suggest, the left hand doesn't know what the right hand is doing. Had a similar situation where there was an anchor wire about a meter into a piece of land we were going to build on. We just dug it up. 14 years later and Electricity company has said nothing and the Electric pillar is still standing. Before you get involved with the land office about the now shared access road. Get that bulldozer to remove the stones and get your new road build. Then put a boundary wall where your land meets their land. Just make sure you can identify the boundary markers the Land office use to mark out your land and build your boundary wall from marker to marker along the line of the boundary. Take photos of the markers and maybe even GPS locations. The wall can be as simple small pillar and wire construction or a 1.80m cement wall, up to you! If the new land owner has a problem with that. Let them start the legal stuff. But my guess is most Thai's just want an easy life. They will probably accept the situation. Besides it's perfectly legal to build boundary walls around your land. Maybe build your boundary walls first?
  16. So, if his weight is the reason for the scooter. Would he be able to lose some weight? Plenty of men are undervalued by their wives. Plenty of men undervalue their wives also. Maybe he needs to work on himself first? Sort out the reason for being over weight, if there is a reason!
  17. That depends on his temperament in a relationship. If he's needy or thinks she must do as he say's. If he's a control freak. If he doesn't think he's getting his monies worth! IMO this sort of situation can turn south very easily. Maybe he should look for a retired nurse?
  18. Is his weight the reason for his mobility problems? Ok age may not be relevant for now. But he's only going to find out, if he gets out and about to meet a Ladyboy! As long as he remembers on the ladyboy's side it won't be about love. It will be about money. So he better have very deep pockets. He should just play the field, maybe after a few dalliances he might realise it isn't for him.

  22. When you become a moderator, then maybe spout on about rules. But you are not a moderator. Why not try and prove that no Judge or DA has ever received a death threat?
