Any such new rules are never good, as they just give the fine lad or lady behind the counter extra power just to "take it out" and harass a bit more the innocent retiree or phalang comming in the bank for any business. In the meantime, I would stop sending money over to Thailand if you are abroad. Just save and bring cash on your next winter visit. They could even suddenly decide to freeze all foreigners accounts with the current trend of xenophobia all over, who can say ?

Very good guidelines. Now it should be the mantra to stop deleting other people's comments on grounds of the usual "off topic", "inflamatory" , "trolling" etc.... to justify why it is deleted. Of course if any comment is straighforwardly illegal, nominatively aimed on another member in a rude manner, it obviously has no place to remain. But plainly deleting beacause somebody just reported it for no reason...not sure if that's the best way to make a place grow and develop. I once got deleted just beacause God felt I had posted to many comments, not even rude. The reason given was "take a posting break". That may have been accepted years before, but now with all the competition and other websites ? A comment with contents that do plainly do not agree on purely ideological grounds should not be deleted. If so, people will just stop comming and numbers will dwindle IMHO. Same for new members and their subscriptions are on "hold" until "approuval" before they can post. C'mon guys...it's not the immigration office here to have such heavy bureaucracy. 🤣

What we suffer from is seeing those brainless garden service people wasting water for small lawns despite telling them to stop.

When I read all the hassle people put themselves. Just reduce your length of stay in Land of Scams (that is if you can). Many falangs who own businesses are dead scared that they will loose their valuable clients - the foreigner retiree and mainly his pension, so some go out of the way to try and convince people to stay on here and pay taxes. For those who live here full time, start looking at other countries around. Why stay anyplace where they dislike so much foreigners-falangs whatever ?

Who wants this LTR and go through all the harassment during submission ? You have to "requalify" each year and go through all the whinges, document requests, translations, chase your pension or health insurance back home, perhaps new invented documents asked by the immigration who will want to show their power over the BOI etc etc...definately not worth the trip. Plus yes, no tax, no reporting, this or none of that on LTR but we all know who a chap in uniform can wake up one morning and decide to change it all due to a bad night ? Not wanting to take the risk and stay here more then 178 days from now on. Other places in Asia will get our money as they are fussing far to much. Any person who own property in Thailand be it a condo or a leasee villa, should get a hassle free visa for at least 4 months based only on property ownership document submission, and that's it. You want our money, but no want us to enjoy what we buy ?

On a general stance, OP will get for sure far better prices and service in CM, compared to Phuket or Hua Hin even worse. Places where local service providers are spoilt due to the retirees and tourists foolishly paying and never deeming fit to make a sensible comparison or ask for quotes. To their discharge, there are some crooked pool villa developpers in popular resorts in HUA HIN (HIN LEK FAI), who make a fuss when you just ask for a quote and use very low standard cheap labour with jobs badly done.

What next ? it's Vietnam,Panama, British Virgin Islands, Cayman Islands, Dubai, Indonesia, Malaysia, Philippines or even India...!! Far better tax incentives, more simple visa requirements and better treatment to foreigners.

Thailand trying to promote "health tourism" but seeing how they fuss and ask for all kinds of absurd extra documentation from european retirees having european health insurances....Thailand will loose valuable customers from Europe as the people from most european countries that have some of the best health insurance coverage that exists as per their local laws require.

so best is to avoid a VPN in other words....as nobody really can be 100% sure either way...so why add further portails or risky back doors..

These lovely fellas must never be fed. They must be allowed to feed on all the worms and natural prey that linger around. Far to many people feed them with grains and bread, leading to an environmental unbalance.

It's just a racket to force foreigners to purchase hefty health insurance premiums with Thai companies. That's why they push in all kind of absurd requisites for foreigners and their health insurance, despite the fact that all those insured say in Europe and by law, have health compulsory social security health insurance that covers them worldwide and not less then the required 50'000$ should their condition be necessary. Except that most health insurance firms abroad do not mention specific amounts in their insurance statements and that is used to challenge foreigners health care. However more and more foreigners and wealthy global pensionners are wondering if the ultimate goal is mainly to force you to purchase extra health insurance in Thailand, despite you having very good health insurance abroad. One may understand this stance for people living full time in Thailand, but it is totally absurd to have such requirements for people who come in, only for the winter months. No problem, as these wealthy retirees or professionnals will chose other countries for the winter months and spend their money elsewhere.

1 euro given at the exchange booth at the airport., should give no less then 45 Bhat. That's the first rule. Second magic mantra, stop harassing the quality retirees and pensionners who make LTR P visa submissions with absurd requests asking for multiple tax forms or detailes healt insurance documents. Such absurdity will only motivate the rich to go to another country to spend and live Thailand in the hands of the unwanted.

Not very clear on how immigration will start making their annual checks for LTR visa holders to see if they still qualify and to "maintain" the LTR. With the risk of having the visa unfairly cancelled. Not to mention the postings read on the annual reporting and some immigration refusing to consider the report and asking the ltr holder to come back in 60 days. What if one has planned to leave when the ask to come back ?

Most who put on the Thai-cut suit and black tie in Thailand, are definately not the big shots. The genuine black ties are in Monaco, St-Tropez or Geneva and not boastin around if I may !!

One of the conditions of the LTR P visa says it has to be "maintained" annually. This leaves a back door for those fine lads at immigration to step in and shower the limits of bureaucracy. The conclusion of the "has to be maintained annually" could also mean one would have to annually show the gods at immigration all the documents required during the submission. to ensure those fine gentlemen that the holder of LTR Pensionner visa, still qualifies. With the risk of having the visa arbitrarily and unfairly just cancelled and your money gone. Not worth if you just want a hassle free visa valid in time, as each year you will be just running all over to give those immigration fellows what they may whinge for. LTR has sense for somebody living and working full time. Absolutely useless for the winter birds from abroad. Could just end up in a huge waste of money.

E visa for Vietnam with same requirements for any nationality in the world as per their website... $ 50 for 90 day multiple entry. Just one passport size photo and scan of front passport page. That's it. No more hassle like for Thailand. Far nicer beaches, lower cost of living and all the same great things we used to have in Thailand, but at half the price. Why go to Thailand and get humiliated by the immigration or other government visa handling agencies ? if they don't want our money, we will spend it elsewhere.

Choose Vietnam instead. Far more friendly to foreigners and the immigration there do not make such a fuss as in Thailand.

far cleaner beaches in Vietnam compared to Thailand and the Vietnamese are far more friendly with foreigners then Thailand. Just look at how they fuss on the LTR visa for instance and how the bureaucracy will make you run all over to get the right wordings on documents like the health insurance for exemple. All this is just a scam to force people to purchase insurance plans in Thailand. Not worth it for sure. Spend your retirement money in Vietnam instead.

Had a garmin watch and a hand held gps back before google maps was on iphone. Garmin quality is very bad and the batteries did not last. To replace them costs a fortune and it's definately not worth the money. Use google maps on your phone - it is a far better option.

I think with AI soon they will be out of jobs in the west and later, in Asia. Many any how.
