You know the NSA outsourced this work to the UK don't you? It's no coincidence the UK is demanding this, why do you think they're demanding this? I am almost certain that this entire thing is driven by the US, the best customer GCHQ ever had. They've been trying to get this kind of thing in for years. They can't do it in the US but it can be done in the UK which is conveniently one of the '5 eyes'.

When counting days make sure to include both the day of arrival and departure and leave a few spare days in there as well just in case something comes up and you need to pop back over to Thailand or get delayed by a few days - assuming multiple trips back and forth throughout each year. What I do is print out a calendar with 6 months on each side of an A4 piece of paper and literally write numbers on them for each country - one calendar per country. Can't go wrong with that approach and it matches my passport exactly. Then just keep it plus travel proofs / passport scans, etc. Be sure to NOT use automatic gates as you don't get a stamp - why complicate things when there's no need. This is how I'm doing it - spent a good while in Phnom Penh last year, rented a place in Cambodia for a year - this year I'm moving to Siem Reap if I like it - going to check it out on my first trip out of the country. For me Phnom Penh is a bit on the big side and everything's spread out too much, lots of traffic, etc - now Siem Reap looks a lot more like it and from what I hear it's a lot cheaper than Phnom Penh - which isn't expensive anyway - like half the price of Phnom Penh for houses/apartments. I guess I'll find out when I go there.......but I am definitely going back to Cambodia, and soon. Moving from Phnom Penh could be a bit of an annoyance but not too much - you can simply pay a company to do it all for you which is what I intend to do. Why Cambodia? Easy Visas - you can get a 1 year visa very easily through an agent ($400-500 depending on the service speed you select), there's a few agents but I used one named 'Call Kim' who can be found on facebook ad mentioned in multiple forums - 100% legit and I've left and returned to the country multiple times using this visa over the last year. When you enter you get an entry stamp but it doesn't have an exit date. Just tell them you're an investor and considering buying property if asked at immigration and you're in. If you're over 55 you can get a retirement visa. Simple. -

The point is to remove or alter the encryption in some way so that it's no longer effective. One simple way to do this is key sharing, your phone or computer or whatever will use an encryption key - this is just a big random number which is then encrypted by another key that's generated based on a password you enter. So now there's 2 keys - one generated from the password and then the real key which is encrypted and can only be accessed if the correct password is provided. The actual key should be stored and remain on your device and never leave it and that's what they tell you at Apple, etc. What they want is a way to get hold of the encrypted key on the device, in order to do that Apple would need to keep a copy of this secret key and then provide it on demand to 'the government' to keep you safe. So effectively they're demanding that Apple hold in escrow everyones keys - for everyone all around the world, just in case they need it to make their job a little easier. Apple will be outraged by this, the British Government are well known for mission creep especially when it comes to spying on peoples data. At one point even local council officials had the authority to access all your data due to badly written laws. Also GCHQ have been known to sub contract for Americans as the US isn't allowed to spy on its own citizens without warrants but the UK doesn't care - so they just paid the UK to do it for them - and a law like this provides exactly what they need to access anything and Apple are not playing ball here. This isn't new, they've been attempting varying levels of this type of thing for decades and it goes back to the 'clipper chip' in the US where Clinton decided it would be good idea for everyone in the US to provide the government with backdoor access to all encrypted data whenever they wanted it - that failed. This should fail like all other attempts that came before it but who knows, this current PM seems very authoritarian and they have a large majority with the Labour party kicking MPs out of the party when they don't vote as instructed by their whips! It will backfire in a spectacular manner though. -

In my opinion if you're a terrorist every night when you go to sleep you should expect some soldier to attempt to sneak into your house undetected and cut your throat while you sleep. I would find this completely acceptable and if I was in charge, there would be no terrorists, only cemeteries full of them. -
Try Kraken.com - I have an account with them but I'm from the UK. They are American though, to verify they accepted a bank statement with my Thai address on it. Also I opened binance.com and bitstamp accounts but this was prior to binance launching their Thai 'deal' and I haven't really used it.

There is a Thai language facebook group for Hua Hin and the Thais are talking about this in Hua Hin - they are outraged. People are naming companies in direct messages. It's not an agent - it's one of these situation where you buy from the developer. Best to avoid agents in such situations as they can charge outrageous fees which can be avoided by simply going direct to the sales office on the site.

Run forrest run! In all seriousness, take this to a lawyer and get them to go over it all in detail, get copies of chanotes and check for liens, mortgages and leases and when finally stop laughing ask them what they think of the whole 'setup'....and if you should proceed. Get your own lawyer who acts for you, unconnected with the seller and nothing to do with anyone else involved in this supposed deal/scheme.

Here in Thailand they made a change last year which apparently started charging taxes on anything worth 1 Baht or more apparently also aimed at China. Do they still do that or did it quietly die in the night after China threatened to ban all of their weaponised tourists? -
So easy to avoid as well, I would never have a house built without first purchasing the land on which it is being built. The giant red flag was when the 'developer' refused to transfer the chanote until after the building was completed. I mean that would be acceptable if there were no payments made - but only a moron would pay in advance with zero ownership. I don't know how this is normally done when you pay a developer who currently owns the land in stages for the build and it's their land but if they wouldn't allow me (or the Mrs) to purchase the land and obtain the Chanote prior to starting the build then that's it - I'm walking out and would cancel it. In other words - don't allow yourself to be ripped off - also any lawyer who isn't dim witted would tell you you're being scammed. I wonder if they even used a lawyer and surveyor prior to the agreement

For me, no - I used to just buy the best top of the range Samsung model every time I needed a new phone then at some point I realised I'm barely using it. The cameras on the lower end phones were at one point better than my older far more expensive phone - which was already good enough - I don't buy a phone until I 'need' one which might be every 4 or 5 years I take the occasional photo, receive SMSs, order food and the occasional taxi via apps and my number one use for the phone - checking the time. So now the cameras are higher quality on the lower end phones I can pick up some Samsung model that costs between 5000-10000 Baht (pocket change) and it's more than good enough for what I need for a few years. So I stopped paying 20 to 30k Baht per phone a few years back. I hate Apple and their closed ecosystem from the dev side of things so I always stuck with Android phones. I have owned Apple iPads at various stages but more recently I swapped back to a Samsung Android tablet as well.
