Just thought I would start this as to a update on the subject

Just played house inspector for the woman across the road (she owns that house & plans to keep it ) & is going to buy a bigger house with a little bit of land so she can have a garden retreat since she built out her entire block as a dwelling 

This is the middle of Korat, 1.5 km behind the Mall (pantinthong 4 )

The equations go like this

1 - 6,000,000 (an increase of 500,000 in 6mths ) - may be due to freeway & train ( I'm sure 6 mill is the dearest house in the Moo Baan )

     59 sqw x 45,000 p/sqw = 2,655,000 = 11'250 m2

     120 m2 x 2 ( 2 story ) = 3,345,000 

2 - 470,000

     73 sqw x 45,000 = 3,285,000

     100 m2 x2           = 1,415,000 ( alot better finish )

Land closer to Mall (within 500 mtrs ) 65,000 sqw (may depend on building regs )
