Advice Please

So finally after nearly 10 years I take my place on this forum. I am looking for advice.

I have been married for 6 years to a Thai. We have 1 kid together and she has 3 kids from another relationship that I have legally adopted in Thailand. We live in a house together that I bought, but of course was put in her name, and we also have a second property that I am currently renting which is also in her name. Things have not been good for a while and are coming to a head. She says she wants me to go with her to the amphur to sign divorce papers. She says she doesn't want anything from me. 

I don't want to leave her with nothing but if we go to the Amphur should we prepare a document together first? I am concerned because if the 2 houses are in her name, getting divorced I am thinking won't change anything, the properties will still be in her name. I will probably be in a worse situation. 

I want for her to live in our second house, rent free and for me to stay in the 1st house. I want us to have equal access to the kids i.e agree on days when they are with me and when with her. How can I get this from the divorce?
