looking over the previous threads can't find any info on budget apts or condo's (12,000-15-000) any place near the beach close to the hilton, can anyone make a recommendation. looking for six months stay, thanks

but if you just turn up, there are rooms to let in the streets surrounding the Hilton.

Also without the appropriate visa, you will have to do a visa run after 30 days.

Be careful what you ask for? If you truly mean budget apartment ,then they are available in the area for as little as little as 2,000 baht a month (you supply your own fan and lock to the door, share a thai style bathroom with several other rooms, and rent a cubicle room separated from others by a thin sheet of wood paneling) These types of places are usually occupied by budget backpackers and/or working girls. Other than that, there are no condos or apartments near the Hilton because it's the main tourist area. Pay for a hotel/guesthouse, buy (the right to lease) a bar and live upstairs, rent a card board box, or look for suitable accomodations outside of ground zero where most everybody else lives. You are better off checking in to a budget hotel/guesthouse for a week, renting a motor bike/bicycle, and going up and down all the sois within 2 km of the area. Chances are, you will find a decent place to live not too far from your desired location (especially during low season). It's not really necessary to employ the use of a real estate company, who you will end up paying one way or another to do what you can do on your own. Good luck and happy home hunting!
