Termites are something you should check for, but if the unit has them you will know all about it anyway.

 

Why do you think you need a survey, and what do you think it will tell you?

My wife was in the trade for years and with her i visited hundreds of condo blocks in Pattaya and around about , to be blunt i would not buy one of the modern built ones under any circumstances , look for an older block that was built properly most if not all of the new ones are crap built. , bit like if you were buying a house in the UK these days

Is a 2-bed room 2-bath condo (Q sukumvit) a good buy? I rent one now for 90K and the current price for the same is around 30 million. Or is it better to buy 3 condos for the same price? I like the location thought can I find a 2 Bed 2 bath for 10 million near Sukumvit?

It is a huge part of escrow in western countries.  Termites yes, but I wonder how they treat them here.

My biggest concern would be mold. A property with major mold issues can create a lot of sickness and mental issues.

I have never heard of a home inspector here.

But, I bet there are expats who have knowledge or a history.

Maybe an expat meeting?

Q is super nice high end.  Has direct/private access to BTS but one million dollars near Nana?  Just seems crazy but they have sold quite a few.

Yes for sure a 2/2 is doable near Sukhumvit for 10 mil.

condo survey ???? i dont know what that will achieve ??

you dont say what your budget is...  there are condos in pattaya area from 1m thb --30mil +

Three floor, 4 bedroom, 2 bath townhouses go for 6m around here (500m from OnNut BTS).

So as a tenant you pay just over 1MB/year to rent a unit that is supposedly worth 30 times that? Doesn't sound like a good thing to buy to me, not at that price anyway.

I agree with the material and build quality of ANY building in Thailand. Come and see the build quality of Khumklao Road on Bangkok. I have no idea who the civil engineers are but the State of the road os dire with large manhole cover's protruding from the road level! I had some work done on house and the quilty of fitting a kitchen and building a covered driveway is dire! If you get building work done i would advocate you hire a project manager X 2 to report at the end of each day...Quality of any cement mix should be tested and checked before delivery! Really important

   As someone who has bought a number of condos in Thailand, I would never spend 30 million for any condo anywhere.   My comfort factor starts to drop with anything over 10MB--but, I'm not rich.

It is always a good idea to check out the owner's notice board.

last year, I looked at the minutes of an owner's meeting, where they were looking for a top-up of sinking fund to cover the cost of a large crack in the roof-top swimming pool!

    For the OP, who I think is asking about a condo inspection, I don't know anyone who does inspections.  I would follow the good points made by kittenkong. Do a good check yourself as much as you can. Talk to some of the owners to see if there are any issues.  Look carefully at how the building is being maintained.  Check the all-important reserve fund--how much money does the condo project have in reserve to deal with maintenance issues?  

   With the unit itself, you should be able to inspect it on or before the day of closing to make sure everything that conveys is there and you can check to see that appliances work, plumbing works, electric outlets, ceiling fans, air con, and so forth.  This right to inspect the condo  should be in any sales contract you sign.  Good luck.

Or better still keep your money in your pocket, don’t talk them up anyone with any intelligence knows they’re not worth a carrot

most of them seem to be the size of one of my bathrooms.  Buy an house and live like a human, not a dormouse.

Your dead right ,some of them we used to go to ,you could not swing a mouse let alone a cat in them.how anyone can live in anything that small amazes me

I would have said a pigeon rather than a mouse.

How these developers can justify these asking prices for a cube of air, is beyond me.

I don't think mine is even if I include the en-suite. My lounge sure is though. If I had a 35m2 condo I would have to spend all day on a bench in the mall!

Condos are only good for sleeping and eating. If you are out all day, they're perfect.

If you want to kick back and relax, or, are a home body, then you need a house, preferably one with a garden.

many are not even good for eating, or at least not cooking.  They are often not set up for it, either they don't have a cooker/ring,  no gas of course, or the ventilation system is not up to it. If they are so set up, you can be subjected to horrible smells from the people next door, not 10 feet away, cooking their particular National dish.

     Whatever floats your boat, of course, but I am not feeling deprived in my condo--which come in all sizes.  I enjoy being oceanfront--difficult to find in a house and likely to be way out of my price range.  I have 3 fairly large bedrooms so not cramped; one is used as a home gym so I can exercise any time I want (unfortunately 'anytime I want' is not often enough judging by my waistline).  

     I'm not much of a gardener but I do have built-in large planter boxes in the front and also on the balcony that I can putter around with and they are plenty enough for my brown thumb.  I like being able to lock the door and leave to go traveling and not having to worry about 'house' things like the yard and garden, and maybe the pool.  Guess I am a condo person.

Plenty of room in my condo, and a very nice view of Jomtien and the sea all the way to Bang Saray from my armchair. In fact it's so nice I rarely want to go out.

Agree.  180 degree view of the ocean for me, cool ocean breeze and waves crashing is all I hear at night.  Zero maintenance.  I don't ding the folks that want a house, but different strokes.
