Any decent, newish housing estates in Jomtien or nearby?

Anything decent for 20-25k per month? Needs to be a house not condo.

 

Going to be moving down there next year after many years in the big smoke.

 

Or is the darkside just a better bet? Will be with wife and kids.

 

Also, hopefully, the whole area will have been 'cleansed' after Covid (a positive to come from this situation) and maybe cheaper rents too?

This is Thailand, rents will not really go down, (might be lower at present, but they will go back up soon) they would rather leave empty.

 

As to cleansing.. Ha Ha! You live in Thailand!

 

Darkside has a far better choice of properties, but shopping and traffic issues are a never ending problem.

Yes some rents going down who knows if they will go back up or not. I don't need any bar stool wisdom mate with the usual TiT Cliches,  just any genuine advice on good housing estates, or not.

 

'Cleansing' as in less of the wrong type of expat/tourist, bit more civilised with maybe less of a bar scene and similar things. not literally a cleaner place lol.

If you want to go a little further down the Sukumvit Rd, to Sattahip Navy House22 has a few properties standing idle i believe not sure of the rent though you would need to visit and enquire, nice and quiet security gated with guard, was sprayed a couple weeks back for C19

 A nice Walled estate exists between Pattaya and Jomtiem. The area is known as Cosy Beach. It is called the Majestic.

However there is a snag.

In normal times the owners of the houses rent them out to short term tourists. So every night is party night, Very noisy

So if you require a quiet and peaceful life-keeping away from the obvious tourists hot spots will be  a good idea.

I believe that there are properties near to Siam Country Club.However not cheap.

Check out Ban Chang lots of new estates, good pubs/restaurants some overlooking the sea one has a pool (western food), a rack of bars on one soi, and with the new expressway or not about 30 min from Jomtian and Patts. good shops for western food  (for off shore workers).And Rayon 30 min.  Sattahip near buy also.
